Job summary

PT. KMS Corp. Office Bali is seeking a Site Architect to supervise on-site construction activities and ensure architectural designs are implemented with high quality.

You will coordinate with contractors, engineers, and stakeholders, manage design changes, and monitor budget and schedule. The role requires a graduate in architecture with 5+ years in hotel/commercial projects, strong AutoCAD/SketchUp/Adobe/MS Project skills, excellent communication, and the ability to travel to out-of-town sites

Qualifications

• Graduate in Architecture from an accredited university.
• Minimum of 5 years of experience in consulting and contracting on hotel and commercial projects.
• Proficient in AutoCAD, SketchUp, Adobe, and Microsoft Project software.
• Strong interpersonal and communication skills.
• Proficient in English.
• Ability to work under pressure in a fast-paced environment and manage multiple projects.

Responsibilities

• Supervising on-site project implementation and monitoring progress against design plans and specs.
• Coordinate with construction team including contractors, structural, MEP, interior designers, and field workers.
• Ensure compliance with building regulations, safety standards, and environmental regulations; handle permits and documentation.
• Conduct regular quality control inspections of workmanship and materials; address discrepancies.
• Manage design changes and communicate updates to the field team to prevent schedule disruptions.
• Serve as liaison between design team, developers, and owners; provide progress reports.
• Keep project within budget and schedule; monitor material and labor usage to prevent waste and delays.
• Ensure on-site safety procedures are properly implemented and workers follow safety standards.
• Prepare and maintain comprehensive construction documentation and archives for audit.
• Apply project management principles and prepare periodic progress reports to PM and design team.

PT. KMS Corp. Office Bali is looking for a dedicated and skilled Site Architect to join our team. In this role, you will be responsible for supervising on-site construction activities, ensuring the implementation of architectural designs, and maintaining high-quality standards throughout the project lifecycle. This position requires a blend of architectural expertise and project management skills to effectively coordinate with contractors, engineers, and other stakeholders.

Responsibilities:

1. Supervising Project Implementation On-Site: Responsible for monitoring project progress at the construction site and ensuring that all work is carried out according to design plans, technical specifications, and established standards.
2. Coordination with the Construction Team: The site architect collaborates with contractors, structural teams, MEP (Mechanical, Electrical, and Plumbing), interior designers, and field workers to ensure that all design elements are correctly implemented. They must be capable of providing solutions to technical issues that arise during the project execution.
3. Ensuring Compliance with Regulations: The site architect must ensure that construction work complies with all applicable building regulations, safety standards, and environmental regulations. They also play a role in handling the necessary permits and documentation.
4. Quality Control and Inspection: The site architect is responsible for conducting regular inspections to ensure the quality of work, materials used, and accuracy of implementation according to the working drawings and specifications. If discrepancies are found, they must take action to address them.
5. Managing Design Changes: If there are changes to the design or specifications during the construction process, the site architect is responsible for communicating these changes to the field team and ensuring that implementation proceeds smoothly without disrupting the project schedule.
6. Communication with Owners and Users: The site architect acts as a liaison between the design team, developer, and owners. They provide project progress reports and ensure that the owners' expectations are met throughout the construction process.
7. Budget and Time Monitoring: The site architect works to keep the project within budget and schedule. They monitor the use of materials and labor to prevent waste and delays.
8. Safety and Security: The site architect is also involved in ensuring that safety procedures on-site are properly implemented, which includes ensuring that workers comply with the established occupational safety standards.
9. Construction Documentation: The site architect is also responsible for preparing and maintaining comprehensive documentation of each stage of construction, including managing archives for future reference and audit purposes.
10. Project Management and Communication: The site architect implements project management principles in carrying out their duties and prepares periodic reports to the Project Manager (PM) and design team regarding progress and issues at the site.

Qualifications:
