Job description

Lead and supervise the operational team’s activities.

Ensure the entire operational team performs tasks and responsibilities in accordance with established standards and procedures.

Evaluate, identify, and resolve operational issues.

Ensure facilities for customers and tenants at the project function properly.

Ensure the safety and security of visitors and tenants.

Manage approved operational budgets, both Opex and Capex.

Prepare and submit budgets for operational needs, including Opex and Capex.

Oversee the creation of purchase requests and disposition of monthly operational bills (e.g., electricity, water, outsourced vendor services such as security, waste disposal, waste management, cleaning services, pest control; vendors and suppliers for operational supplies/materials).

Control and record billing calculations for electricity, water, and CNG gas usage monthly for tenants across all projects.

Monitor and receive reports on tenant fit-out works, civil works, architectural and interior tasks, mechanical, electrical, plumbing, gas & fire suppression system installations, and HVAC installations during handover of land, buildings, and facilities to tenants.

Propose additional operational needs for project public facilities in collaboration with internal and external parties, including design, cost estimation (RAB), budget submission, and on-site progress supervision according to approved designs.

Minimum Requirements :

Possess a relevant Bachelor’s (S1) or Master’s (S2) degree.

Have 10 years of work experience in Building Management, Retail Concepts, or F&B, including at least 3 years in a managerial role.

Capable of analyzing and resolving building management issues, leading a team, and result oriented.

Placement in Gading Serpong.
