Qualifications

• Minimum 5 years of experience in property management or facilities management.
• Strong knowledge of body corporate concepts, regulations, and statutory requirements in Indonesia.
• Proven experience handling multiple properties or large building portfolios.
• Excellent leadership and team management abilities.
• Strong financial acumen including budgeting, cost control, and financial reporting.
• Outstanding communication in English and Indonesian.
• Proficiency with property management software and Microsoft Office.
• Knowledge of building maintenance systems and preventative maintenance programmes.
• Problem-solving and proactive approach to operational challenges.
• Attention to detail and ability to manage multiple priorities.

Responsibilities

• Oversee daily operations and maintenance of assigned properties, ensuring facilities are well-maintained, secure, and compliant with health and safety standards.
• Manage body corporate matters, including general meetings, statutory records, and liaison with residents and tenants.
• Supervise maintenance staff, contractors, and service providers for cost-effective operations.
• Monitor and control operating budgets, including utilities and staffing costs, identifying savings opportunities.
• Respond promptly to tenant inquiries, complaints, and maintenance requests to ensure high satisfaction.
• Conduct regular property inspections and implement preventative maintenance programmes.
• Manage lease agreements, rent collections, and tenant relations per company policies.
• Ensure compliance with local regulations, building codes, and safety standards with authorities.
• Prepare detailed reports on property performance, maintenance activities, and finances for senior management.
• Develop and implement strategies to enhance property value and operational efficiency.
