Overview

The QS Architect is responsible for managing all cost-related aspects of architectural projects, ensuring that they are completed within the projected budget, while meeting design quality and functionality standards. This role bridges architectural design knowledge with cost estimation, procurement, and financial planning, contributing to both pre-construction and construction phases.

Responsibilities
  • Prepare detailed cost estimates and budgets based on drawings specifications
  • Conduct feasibility studies and cost comparisons for design options
  • Provide value engineering suggestions to optimize cost without compromising quality
  • Assist in the preparation of tender documents and bill of quantities (BOQ)
  • Evaluate contractor and supplier quotations for architectural items
  • Participate in bid analysis and selection process
  • Monitor project costs, variations, and ensure cost control throughout the project lifecycle
  • Issue progress claims and evaluate contractor invoices for architectural scope
  • Maintain cost records and reports for team leader
  • Collaborate with architects, engineers, and consultants to align cost with design
  • Review architectural changes for cost impact
  • Review drawings for completeness and constructability
Requirements
  • Bachelor’s degree in Architecture, Interior, Quantity Surveying, or a related field.
  • Additional certification in Construction Cost Management or Project Management is a plus.
  • Experience in hospitality, resort, or luxury residential projects
  • Minimum of 2-5 years of experience in quantity surveying, preferably in architectural or interior.
  • Strong understanding of architectural drawings and specifications
  • Proficient in BoQ preparation, cost estimation, and value engineering.
  • Strong communication and teamwork abilities
  • Detail-oriented with a high level of accuracy
  • Proficiency in English and Bahasa Indonesia
