Wellington College Independent School Jakarta is currently undergoing a major campus development and renovation project in BSD City. We are seeking a seasoned Project Manager to oversee the construction and development of the new school facilities, ensuring timely, cost-effective, safe, and high-quality delivery in alignment with the school's vision and international standards.
Key Responsibilities:
1. Project Oversight & Coordination
Lead the daily management of all aspects of the school’s renovation and construction project.
Oversee the performance and compliance of contractors, subcontractors, vendors, and consultants.
Monitor project timelines, deliverables, and quality benchmarks in accordance with contractual obligations.
Coordinate with the Director of Operations, Architects, and Engineering Consultants for design implementation and problem-solving.
2. Budget & Cost Control
Work closely with finance and procurement teams to manage project budgets and expenditures.
Track project costs and produce regular financial reports, highlighting variances and suggesting corrective measures.
Approve or escalate variation orders, change requests, and contractor claims after thorough assessment.
3. Schedule Management
Develop and maintain an integrated project schedule using tools such as MS Project or Primavera.
Ensure alignment between planned timelines and actual progress, identifying and mitigating any schedule slippage.
Conduct weekly progress meetings and publish progress reports to key stakeholders.
4. Compliance & Quality Control
Ensure adherence to local building codes, safety standards, international educational infrastructure norms, and internal policies.
Supervise regular quality inspections, safety audits, and risk assessments at the site.
Report and escalate significant deviations or incidents to the Executive Leadership promptly.
5. Stakeholder Communication
Act as the principal point of contact for construction-related matters for internal and external parties.
Prepare and deliver periodic project updates and presentations to senior leadership.
Facilitate transparent communication between site teams and Wellington College stakeholders
6. Contract & Document Management
Manage and oversee the proper documentation of contracts, progress reports, permits, approvals, drawings, and compliance certificates.
Review contractor deliverables, track milestone completions, and ensure documentation is stored and retrievable.
Proactively identify potential project risks related to schedule, budget, safety, or scope, and recommend mitigation strategies.
Maintain a live risk register and incident log with resolution status.
8. Site Management
Conduct regular site visits to monitor on-ground activities and resolve immediate operational issues.
Ensure site safety, environmental cleanliness, and controlled access, especially considering it will become a school zone.
Qualifications and Experience
Bachelor’s degree in civil engineering, Architecture, Construction Management, or a related field (master’s degree preferred).
Minimum 7–10 years’ experience in project management in large-scale construction, ideally in school or institutional infrastructure.
Proven experience managing contractors, subcontractors, and consultants on major developments.
PMP, PRINCE2, or equivalent certification is a strong advantage.
Excellent command of Bahasa Indonesia and English (both spoken and written).
Strong leadership, decision-making, and negotiation skills.
High attention to detail and ability to work under pressure.
Familiarity with local regulatory requirements, permits, and contractor practices.
Strong financial and contractual acumen.
Professional demeanor, able to represent the school with integrity and authority.
Work Conditions
This role requires frequent on-site presence in BSD City.
May involve occasional weekend work and extended hours during critical project phases.
Travel to supplier or government offices as needed for coordination and compliance.
