We're looking for a Project Director who will act as a key driver for strategic projects, overseeing their full lifecycle from conception to completion. This role requires a visionary leader with a deep understanding of the property development landscape, strong business acumen, and exceptional stakeholder management skills. The Project Director will be instrumental in identifying new opportunities, ensuring project viability, and driving successful execution while fostering key partnerships.
Responsibilities:
Strategic Project Leadership & Feasibility:
- Identify, evaluate, and champion new property development opportunities aligned with the company's strategic goals and market trends across residential, commercial, and high-rise sectors.
- Lead and oversee comprehensive feasibility studies, including market research, financial modeling, risk assessment, and legal due diligence, to determine project viability and optimize returns.
- Develop robust business cases for proposed projects, presenting compelling arguments for investment to senior management and the board.
- Define project scope, objectives, and deliverables in collaboration with relevant internal departments (e.g., design, construction, finance, legal).
Full Cycle Project Management Oversight:
- Provide strategic oversight and guidance throughout the entire project lifecycle, from land acquisition and concept development to design, construction, marketing, sales, and handover.
- Ensure projects adhere to established timelines, budgets, quality standards, and regulatory requirements.
- Proactively identify and mitigate potential risks and issues that could impact project success, developing contingency plans as needed.
- Monitor project progress, performance, and financial health, providing regular updates and reports to stakeholders.
- Champion sustainable and innovative development practices across all projects.
3. Business Development & Growth:
Actively seek out and evaluate new land acquisition opportunities and strategic development sites.
Develop and nurture a strong pipeline of future projects that contribute to the company's long-term growth objectives.
Stay abreast of industry trends, competitor activities, and emerging technologies to identify competitive advantages.
Marketing & Sales Strategy:
- Collaborate with the marketing and sales teams to develop effective product positioning, branding strategies, and go-to-market plans for new developments.
- Provide strategic input on pricing strategies, sales targets, and channel optimization to maximize project revenue.
- Ensure marketing materials accurately reflect project vision and resonate with target audiences across different property types.
Partnership & Stakeholder Management:
- Establish and maintain strong relationships with key external stakeholders, including government authorities, investors, financial institutions, joint venture partners, architects, contractors, and consultants.
- Negotiate and manage complex contracts and agreements with partners and vendors.
- Represent the company in industry forums, conferences, and networking events to enhance brand visibility and explore collaboration opportunities.
- Foster strong internal relationships with cross-functional teams (e.g., Finance, Legal, Design, Construction, Operations) to ensure seamless project execution.
Team Leadership & Mentorship:
- Provide leadership and guidance to project teams, fostering a collaborative and high-performance environment.
- Mentor and develop junior project managers and team members, sharing expertise and best practices.
Requirements:
- Bachelor's degree in Real Estate, Business Administration, Civil Engineering, Architecture, Urban Planning, Finance, or a related field. A Master's degree (e.g., MBA, M.Sc. in Real Estate) is highly desirable.
- Minimum of 15+ years of progressive experience in the property development industry, with a demonstrable track record of successfully leading and delivering a diverse range of projects (residential, commercial, high-rise, etc.).
- Proven expertise in the full cycle of project management, from concept and feasibility to design, construction, sales, and handover.
- Extensive experience in conducting and interpreting feasibility studies, including market analysis, financial modeling, and risk assessment for large-scale property developments.
- Strong background in business development within the property sector, including land acquisition and identifying new investment opportunities.
- Demonstrated experience in developing and implementing marketing strategies for property projects, understanding market dynamics and buyer behavior.
- Proven ability to build, negotiate, and manage strategic partnerships (e.g., joint ventures, government collaborations, investor relations).
