Ini Vie Hospitality is seeking an experienced Real Estate Legal Advisor to join its legal department in Denpasar, Bali, ID. The role oversees all legal aspects of property transactions, development projects, and land acquisition, ensuring regulatory compliance and risk management.

The candidate should have deep knowledge of Indonesian property law and extensive experience with large-scale real estate transactions, providing strategic legal counsel and support across Bali and Indonesia.

Formación

• Bachelor's degree in Law (S.H.) from a recognized university; LL.M. in Property Law or related field is a significant advantage.
• Minimum 7 years of experience in real estate law, with focus on property transactions and development.
• Fluency in Bahasa Indonesia and English is essential.

Responsabilidades

• Provide expert legal advice on property-related matters, including land acquisition, development, leasing, and sales.
• Review and draft complex real estate agreements (PPJB/AJB), lease agreements, joint venture agreements, and construction contracts.
• Conduct due diligence on land titles, permits, and encumbrances for acquisitions and developments.
• Ensure compliance with Indonesian land laws, building codes, environmental regulations, and zoning requirements.
• Manage permit approvals for development projects and negotiate with landowners and government agencies.
• Advise on disputes related to real estate, including litigation and arbitration.

Key Responsibilities

• Provide expert legal advice on all property-related matters, including land acquisition, development, leasing, and sales.

• Represent the company in negotiations with landowners, government agencies, and other stakeholders.
• Advise on dispute resolution related to real estate matters, including litigation and arbitration.
• Develop and implement internal policies and procedures for real estate transactions.
• Liaise with external notaries, land surveyors, and legal counsel as needed.
• Stay updated on evolving property laws and market trends in Denpasar, Bali, ID and Indonesia.

Requirements

• A Bachelor's degree in Law (S.H.) from a recognized university; an LL.M. in Property Law or related field is a significant advantage.
• A minimum of 7 years of experience practicing real estate law, with a strong focus on property transactions and development.
• In-depth knowledge of Indonesian land law (UUPA), agrarian law, building permits (IMB/PBG), and related regulations.
• Proven experience in managing large-scale property transactions and development projects.
• Excellent legal drafting, negotiation, and analytical skills.
• Strong understanding of title searches, land registration processes, and due diligence procedures.
• Fluency in Bahasa Indonesia and English is essential.
• Ability to work independently, manage multiple projects, and meet demanding deadlines.
• Must be an admitted member of the Indonesian Bar Association (PERADI).
