Job description

The Investment Manager will be responsible for identifying, evaluating, and managing real estate investment opportunities. This role involves conducting market research, financial analysis, and due diligence to support investment decisions. The Investment Manager will work closely with senior management to develop and execute investment strategies that align with the company's goals.

Key Responsibilities:

Investment and Capital Transaction:

  • Lead the origination, underwriting, and execution of real estate investment opportunities across Indonesia, including land acquisitions, development projects, and income-generating assets.
  • Develop and present detailed investment proposals and recommendations to the Investment Committee, incorporating robust financial modeling, sensitivity/scenario analysis, and strategic rationale.
  • Oversee and manage end-to-end deal execution, including due diligence, transaction structuring, internal coordination, documentation, and closing.
  • Evaluate market trends, macroeconomic factors, and competitive positioning to support investment theses and identify new opportunities across logistics and industrial sectors.
  • Collaborate with legal, tax, technical, and development teams to validate key assumptions and ensure alignment across functions.
  • Drive negotiation of term sheets and transaction documents in collaboration with senior management and external advisors.

Fund Management:

  • Manage key investor relationships, providing regular updates, performance analysis, and strategic insights on fund-level and asset-level activities.
  • Monitor fund performance, track IRR and equity returns against target, and proactively identify value creation and exit opportunities.
  • Prepare investor reporting materials, capital call memos, distribution notices, and board/investor presentations.
  • Support fundraising and co-investment initiatives by developing pitch materials, financial projections, and responding to investor due diligence.

Market Research, conduct comprehensive market analysis to identify potential investment opportunities.

Financial Analysis, perform detailed financial modelling and analysis to assess the viability of investment projects.

Due Diligence, lead due diligence efforts, including property inspections, legal reviews, and risk assessments.

Investment Strategy, develop and implement investment strategies that maximize returns and minimize risks.

Portfolio Management, monitor and manage the performance of existing investments, ensuring alignment with company objectives.

Stakeholder Communication, maintain strong relationships with investors, partners, and other stakeholders.

Reporting, prepare and present investment reports and recommendations to senior management.

Education & Credentials:

  • Bachelor’s degree in finance, Economics, Real Estate, Accounting, or related field; Master’s degree or MBA preferred
  • Professional certification such as CFA or CPA is a strong plus

Experience:

  • Minimum 5–7 years of experience in real estate private equity, investment banking, corporate finance, or strategy consulting, with a focus on real estate
  • Proven track record in underwriting, executing real estate transactions, and preparing investment committee materials
  • Experience in fund or asset management, including performance tracking and investor reporting
  • Familiarity with land acquisitions, developments, leasing, and/or income-generating assets in Indonesia is highly valued

Technical Skills:

  • Strong financial modelling and valuation skills, including DCF, IRR, sensitivity/scenario analysis
  • Proficiency in Microsoft Excel, PowerPoint, and financial modelling tools; Excellent written and verbal communication skills in English and Bahasa Indonesia

Soft Skills:

  • Strategic thinker with strong analytical capabilities and attention to detail
  • Excellent interpersonal skills with the ability to work cross-functionally and influence stakeholders
  • Self-starter, highly driven, with the ability to manage multiple projects and deadlines
  • Strong commercial acumen and market awareness, especially in Indonesia’s real estate sector

Other:

  • Willingness to travel domestically for site visits, due diligence, and deal sourcing
  • Strong understanding of Indonesian regulatory frameworks, real estate transaction processes, and local market dynamics
