Job Qualification

We are seeking an experienced and strategic Head of Research to lead our research initiatives in the real estate development sector. This role will be responsible for driving data-driven decision-making, analysing market trends, and providing insights that support business growth, investment opportunities, and strategic planning. The ideal candidates will have extensive experience in real estate research, economic analysis, and data interpretation to guide development strategies and project feasibility assessments. A strong understanding of the Indonesia real estate market, especially in Bali, is essential, and knowledge of comparable projects globally will be an added advantage.

Responsibilities:

• Develop and execute the company’s research strategy to support business goals.
• Conduct in-depth market research, economic analysis, and competitive benchmarking to identify emerging trends, investment opportunities, and risks.
• Provide data-driven insights and reports on real estate market conditions, including supply-demand dynamics, pricing trends, and regulatory developments.
• Lead feasibility studies for new development projects, including site selection analysis, demographic studies, and financial modelling.
• Collaborate with internal stakeholders, including investment, development, and sales teams to support strategic decision-making.
• Develop predictive models and data analytics tools to assess the impact of economic and industry trends on real estate development.
• Build and maintain relationships with industry experts, research firms, government agencies, and data providers to ensure access to high-quality information.
• Present research findings to senior management, investors, and other stakeholders in a clear and impactful manner.
• Oversee the preparation of white papers, market reports, and presentations to enhance the company’s industry thought leadership.
• Lead and mentor a team of researchers and analysts, fostering a culture of innovation and continuous learning.

Qualifications:

• Bachelor's or Master’s degree in Real Estate, Economics, Finance, Urban Planning, or a related field.
• 10+ years of experience in real estate research, market analysis, or related fields, with at least 5 years in a leadership role.
• Strong understanding of the Indonesia real estate market, especially Bali, and its regulatory and economic landscape.
• Familiarity with global real estate trends and comparable projects worldwide will be an added advantage.
• Experience in both commercial and residential real estate sectors.
• Familiarity with regulatory and zoning laws affecting real estate development will be an added advantage.
• Proficiency in data analytics, financial modelling, and research methodologies.
• Experience with GIS mapping, econometric modelling, and real estate databases (e.g., CoStar, REIS, RCA) is a plus.
• Excellent communication skills, with the ability to translate complex data into actionable insights for diverse audiences.
• Proven leadership and team management experience.
• Strong networking and relationship-building skills within the real estate industry.
• Ability to work in a fast-paced, dynamic environment and manage multiple projects simultaneously.
• Will be based in Bali.
