Job description

DIREKTUR UTAMA (CEO - Property Developer)

Develop property project strategies from the land planning phase (landbank) to the handover of units to customers.

Lead the due diligence process for land, including legality analysis, commercial potential, accessibility, and risk assessment.

Guide the development of the master plan, area design concept, and product strategy in collaboration with architects, planning consultants, and internal engineering teams.

Strategically determine project development phases, both from a technical construction perspective and market segmentation (residential, commercial, high-rise, etc.).

Approve and evaluate the technical planning of the project, including site plans, unit layouts, detailed engineering designs (DED), and utility aspects (electricity, water, roads, drainage).

Oversee the comprehensive permitting process: Amdal, IMB/PBG, SPL, SLF, as well as cooperation agreements with government/third parties (BPN, PLN, PDAM, Spatial Planning Department, etc.).

Control the construction process at a macro level by supervising the implementation of work by the main contractor and subcontractors to ensure adherence to technical specifications and timelines.

Determine pricing strategies, sales schemes, and marketing cooperation (brokers, agents, digital marketing) with the Marketing Director.

Strictly monitor project cash flow, including construction operational expenses, vendor payments, and revenue from sales.

Manage relationships with financial institutions for project financing needs: banking, investors, bonds, joint ventures.

Monitor the implementation of CSR programs, community development, and sustainability initiatives in the development area.

Develop and control the company's business expansion plans, both in terms of new land acquisitions and project diversification (hotels, industrial areas, apartments, etc.).

Maintain cross-division coordination through regular meetings and a systematic and measurable project performance reporting system.

Represent the company in external forums such as ministry associations and private partners.

Possesses a long-term strategic vision in area and property product development.

Strong in collaborative leadership and capable of building synergistic cross-functional teams.

Skilled negotiator in land acquisition, partnerships with the government, investors, and vendors.

Communicative, representative, and able to maintain external relationships professionally.

Adaptable to market dynamics, regulations, and macroeconomic conditions.

Results-oriented with strong risk management capabilities.

High integrity and upholds the principles of good corporate governance (GCG).

Resilient in decision-making based on data and technical/commercial analysis.

Additional Requirements (Technical):

Minimum of 10 years of experience in the property/developer industry, with at least 5 years in a directorial or equivalent role.

Experienced in leading projects from land acquisition to unit handover.

Understanding of master plan development, DED, and coordination with technical consultants.

Proficient in the flow and documentation of permits: PBG/IMB, Amdal, SLF, HGB, and location permits.

Experienced in managing project cash flow, construction financing, and mortgage schemes (KPR/KPA).

Ability to read project reports: RAB, cash flow projections, IRR, NPV, feasibility studies.

Active network with associations (REI, Apersi), regulators (DTR, ATR/BPN), and financial institutions.

Preferably certified in leadership training, project management, or GCG.
