Position Title: Construction Project Manager
Reports To: Head of Construction
Location: Bali, Indonesia (On-site)
Employment Type: Full-time
Salary Range: IDR 15.000.000 - 20.000.000

The Construction Project Manager is responsible for managing and coordinating aspects of villa construction projects from inception to completion. This role requires planning and execution skills to manage contractors, suppliers, timelines, and budgets effectively. The ideal candidate will have extensive experience in project management, construction execution, and quality control within the real estate or luxury villa development sector.

Key Responsibilities
  1. Project Planning & Execution
    • Oversee the end-to-end construction process, ensuring projects are completed on time, within scope, and on budget.
    • Manage detailed project plans, schedules, and milestones, tracking progress against objectives.
    • Coordinate with architects, engineers, consultants, and subcontractors to ensure seamless project execution.
    • Identify potential risks, delays, and challenges, implementing proactive solutions to maintain project timelines.
    • Ensure compliance with local building regulations, safety codes, and environmental standards.
    • Conduct regular site inspections to oversee work quality, resolve issues, and ensure adherence to project plans.
    • Build and maintain strong relationships with external partners to optimize project efficiency and quality.
    • Ensure that procurement of materials and services aligns with project budgets and quality expectations.
  2. Budget & Cost Control
    • Manage project budgets, cost forecasts, and financial reports.
    • Monitor expenditures and implement cost-saving measures without compromising quality.
    • Identify opportunities for cost efficiencies while maintaining design integrity and build quality.
  3. Quality Control & Safety Management
    • Implement and enforce strict quality control standards to uphold the commitment to excellence.
    • Work closely with the Quality Control Manager to conduct regular inspections and resolve any construction defects.
    • Ensure compliance with health, safety, and environmental regulations, promoting a culture of workplace safety.
    • Address and resolve non-conformance issues with contractors and suppliers promptly.
  4. Stakeholder Communication & Reporting
    • Provide regular project updates to senior management, including progress reports and risk assessments.
    • Facilitate site meetings to review project status, address concerns, and align on next steps.
    • Maintain detailed documentation of project plans, contracts, permits, and reports.
Skills & Qualifications
  • Experience: Minimum 2 years in construction project management, preferably in luxury villa or hospitality developments.
  • Technical Knowledge: Strong understanding of construction methodologies, materials, and industry best practices.
  • Project Management: Expertise in project scheduling, cost control, and contract administration.
  • Leadership: Proven ability to lead teams, coordinate contractors, and manage multiple projects simultaneously.
  • Problem-Solving: Ability to anticipate challenges, troubleshoot issues, and implement proactive solutions.
  • Software Proficiency: Experience with project management software (e.g., Primavera, MS Project, Procore) is preferred.
  • Communication Skills: Strong ability to liaise with internal teams, contractors, and stakeholders effectively.
  • Attention to Detail: Commitment to delivering high-quality work and ensuring strict compliance with design specifications.
