We are looking for an experienced Building Manager with strong technical and engineering skills to oversee the daily operations, maintenance, and overall management of our facility. The ideal candidate will be a proactive and detail-oriented individual who can ensure that building systems and services operate efficiently, safely, and in accordance with operational standards. As we are a Japanese company, the ideal candidate should also be able to successfully adopt and apply Japanese facility management methods in their work. English fluency is required.
Key Responsibilities:
Facility Operations:
- Oversee daily operations of the building and coordinate all maintenance activities.
- Conduct regular inspections to identify and address repair and maintenance needs.
- Supervise building systems including HVAC, electrical, plumbing, lighting, fire safety, and security.
- Monitor utility usage and implement energy-saving initiatives.
- Ensure all building activities comply with safety, health, and environmental standards.
- Maintain accurate facility documentation, permits, manuals, and maintenance records.
- Coordinate and supervise external service providers.
- Ensure service quality and compliance with agreed service levels.
- Build and maintain strong relationships with vendors.
Administrative Duties:
- Manage work orders, service requests, and preventive maintenance schedules.
- Develop and regularly update SOPs and facility management policies.
- Prepare operational reports, and incident summaries as required.
Safety & Security:
- Coordinate emergency preparedness and evacuation plans.
- Oversee building security systems and ensure they are functioning properly.
- Conduct safety briefings or training for building staff and tenants.
- Respond to building emergencies and escalate issues when necessary.
Qualifications:
- Excellent communication, organizational, and leadership skills.
- Bachelor's degree in Engineering, Facility Management, or a related technical field is preferable, but we are open to any major.
- Minimum 5 years of experience in building or facility management, preferably in office buildings.
- Strong knowledge of BUILDING SYSTEMS (HVAC, electrical, plumbing, security).
- TENANT RELATION experience would be a strong advantage.
- PROFICIENT in ENGLISH (spoken and written).
- Ability to work independently and handle multiple priorities under pressure.
- Familiarity with local safety, health, and environmental regulations.
