As a
Workplace Health & Safety Real Estate Due Diligence & Remediation Manager, you will be responsible for partnering with various stakeholders and teams around the world to support real estate transactions. You will perform transaction-related due diligence scope and manage remediation projects, develop Amazon standards and policies, and implement and execute the requirements of the program. In this role, you will assist in managing these programs at the corporate level and ensure that risks and liabilities are appropriately evaluated and mitigated as part of our transactions.
To be successful in this role, you will possess exceptional organizational and communication skills and be able to send clear, concise, and consistent messages both verbally and in writing. You should have site assessment and investigation program knowledge, understand the regulatory environment, and demonstrate this expertise when working with internal and external teams.
Key job responsibilities include:
- Providing a single point of contact to transaction teams to support them in understanding and executing Amazon's due diligence program.
- Completing reviews of due diligence-related information, including Phase I and Phase II Environmental Site Assessments, historical reports, regulatory agency assessments, health-risk assessments, and vapor mitigation plans.
- Evaluating and investigating potential exposure risks from building materials or property conditions, including asbestos, lead-based paint, and vapor intrusion.
- Scoping and managing Phase II site investigations.
- Performing vapor intrusion screenings and health risk assessments.
- Providing support and training to a wide range of teams and partners to increase knowledge and efficiency.
- Drafting mitigation plans for contaminated soil and groundwater during renovation activities.
- Liaising with Real Estate, Legal, Construction, and Launch teams regarding mitigation and ongoing oversight.
- Reviewing and providing feedback on work performed by contractors, developers, and consultants.
- Assisting RE legal with drafting protective language concerning hazardous materials and pre-existing contamination.
- Representing Amazon with property owners, representatives, consultants, and legal advisors to maintain professional relationships.
- Prioritizing and leading multiple projects and assignments concurrently.
- Possessing a Bachelor's Degree in Geology, Environmental Science, Chemistry, Chemical or Environmental Engineering, or a related field.
- Having extensive experience as an environmental technical resource, program specialist, or project manager.
- Knowledge of ASTM Phase I standards and other environmental protocols, understanding core business and legal concepts of transactions.
- Experience in developing and implementing standards, policies, and programs.
- Demonstrating interpersonal skills to work effectively with others, especially in a dynamic, growing organization.
- Exhibiting exceptional organizational skills, excellent written and verbal communication, and the ability to collaborate with multiple stakeholders.
- Managing a high-volume workload with strong analytical and problem-solving skills.
- Additional language fluency is a bonus.
