Position Summary

The TRID Operations Lead – Specialty is a senior-level operations role reporting directly to the Senior Loan Administration Officer. This position oversees the TRID Operations team and collaborates closely with Loan Officers, HMDA team, and Loan Servicing Department. The Lead oversees the Disclosure Desk for specialty mortgage products, ensuring timely and accurate delivery of all required disclosures to include Initial Disclosures, Loan Estimates, Re-disclosures, and Changes of Circumstance. This role also manages lock requests, loan data changes, and serves as a key liaison for regulatory and compliance updates related to specialty products. The TRID Operations Lead is expected to meet critical deadlines, support closing package reviews, and provide leadership aligned with the Bank’s Mission, Vision, Core Values, and Strategic Plan.

Principal Duties and Responsibilities
  • Review specialty mortgage loan applications to ensure requests fit the Bank’s established lending criteria.
  • Prepares and delivers initial disclosures within required regulatory timeline.
  • Process re-disclosures and validates Changes in Circumstance.
  • Ensure all disclosures and supporting documents are properly imaged in the Bank’s centralized system.
  • Verify loan fees for accuracy and compliance with TRID, RESPA and ECOA.
  • Serves as primary contact for specialty mortgage loan products such as OTC conversions, lot loans, and any mortgage related products.
  • Assists Loan Assist Loan Officers in document collection and status communication.
  • Validate and confirm lock requests from Loan Officers.
  • Ensure accurate and meticulous data input of lock information into our LOS database including pricing information related to sales of mortgage loans.
  • Responsible for keeping track of lock expiration dates and notifying originators/processors.
  • Monitors and maintains pipeline, researching and completing locks, lock revisions and lock extension requests in a timely and professional manner.
Other Responsibilities
  • Stay current with applicable statutes, regulations, and interagency guidelines.
  • Completes required bank training and other compliance training as assigned.
  • Promote and uphold the Bank’s mission, vision, values, and policies.
  • Provide strong, compassionate, and visible leadership, which fosters positive attitudes and trust among employees, customers, and prospects.
  • Comply with federal and state regulations as well as all established Bank policies and procedures.
  • Perform other duties as assigned.
Qualifications, Education and Experience Requirements
  • Education: Bachelor’s degree from a four-year college or university.
  • Minimum 5 years or more of similar or related experience.
  • Strong analytical, observational, and decision-making skills.
  • Consistent, frequent communication with loan officers and borrowers.
  • Excellent interpersonal and communication skills are necessary for maintaining effective relationships with Board members, officers, employees, and members of the business and civic community.
  • Ability to work under pressure and maintain composure in high stress environment.
  • Must be able to be physically present in the Bank to perform job duties.
