Overview

Gray Construction is seeking a Manager of Trade Partner Relations & Development to support the Pre-Construction team. This position will be based in the Lexington, KY office.

Bachelor’s degree from a four-year college or university or a minimum of 8 years related experience and/or training; or equivalent combination of education and experience.

Possess advanced computer skills and abilities including the ability to utilize word processing, spreadsheet, and e-mail applications. Ability to process computer data, format and generate reports. What we expect… (Essential Functions)

Subcontractor Relationships & Outreach:

  • Expand and strengthen relationships with subcontractors across all project regions, growing Gray’s subcontractor network.
  • Facilitate introductions between subcontractors and Gray’s construction management and preconstruction teams, fostering stronger working relationships.
  • Participate in or arrange project outreach events designed to connect subcontractors with Gray and its projects.
  • Maintain working relationships with bidders and suppliers involved with the performance of assigned tasks.
  • Maintain an awareness of the performance and operating problems of trade partners on Gray projects.
  • Seek out and meet one-on-one with companies to find qualified subcontractors and suppliers to expand the company’s trade partner database.

Promoting Inclusivity of Diverse Suppliers and Subcontractors:

  • Maintain and continuously update a database of diverse suppliers and subcontractors within the Building Connected platform, ensuring accessibility for Procurement and Project Management teams.
  • Develop expertise in diverse contractor certification agencies, including their requirements, websites, and active contractor databases.
  • Monitor Pre-construction proposal activities to ensure diverse subcontractors are included in initial bid lists. Adjust bid lists in Building Connected based on project region research.
  • Track and report subcontractor diversity spend, making necessary adjustments to Gray’s Power BI tracking system based on accounting system updates.
  • Support project teams in meeting Owner-specified diversity and inclusion reporting requirements, assisting in the collection and presentation of diverse spend data.
  • Organize and participate in project outreach events to expand Gray’s diverse subcontractor base.

Managing Prequalification:

  • Manage the administration of Gray’s pre-qualification process.
  • Manage the development of Operation’s subcontractor prequalification process, including establishing team member training programs, and providing training for new team members or those new to the platform team member training.
  • Support the screening and pre-qualification of subcontractors, ensuring all necessary information is reviewed before final approval in Trade Tapp (prequal software).
  • Coordinate subcontractor qualification renewal process.
  • Work closely with Project Management teams and subcontractor reviewers to resolve any issues that arise during the pre-qualification process.

Generally, normal office environment where noise level is moderate and temperature/humidity is controlled. Overtime may be required.

Supervisory Responsibilities

This position has supervisory responsibilities of the prequalification team members.
