Key Responsibilities:
  • Take day-to-day responsibility for planned preventative maintenance (PPM) and reactive maintenance across the estate.

  • Manage and support the Multi-Skilled Maintenance Operative, allocating work and ensuring tasks are completed safely and effectively.
  • Coordinate and monitor specialist contractors and service providers, ensuring attendance, workmanship, documentation and site conduct meet required standards.
  • Coordinate planned shutdowns, emergency repairs, inspections and technical works while minimising disruption to tenants and estate operations.

  • Maintain accurate records of statutory inspections, certifications, remedial actions, permits, contractor documentation and other compliance evidence.
  • Support audits, insurance inspections, compliance reviews and Health & Safety assessments, ensuring actions are appropriately tracked.
  • Carry out regular inspections of landlord areas, plant spaces, risers, common areas, external areas and back-of-house spaces.
  • Identify and upscale safety-critical risks, defects, compliance gaps and operational issues.
  • Coordinate minor works and technical improvements, ensuring works are appropriately scoped, approved, communicated and completed.
  • Provide technical input into capital works, major works, lifecycle planning and asset condition assessments.
  • Support the development and improvement of PPM schedules, asset registers, plant records and maintenance procedures.
  • Review contractor quotations and technical scopes, challenging excessive costs, poor performance or incomplete works where appropriate.
  • Support budget monitoring, quotation reviews, cost control and service charge evidence relating to technical services.
  • Maintain accurate records within relevant CAFM, maintenance, asset and document management systems.
  • Liaise professionally with tenants, occupiers, contractors and internal stakeholders regarding planned works, reactive issues and technical matters.
  • Provide clear updates to the Head of Assets & Estate on maintenance performance, compliance actions, contractor issues, risks and budget pressures.
  • Contribute to emergency preparedness, incident response and business continuity arrangements across the estate.
  • Proven experience within technical services, facilities management, building services, commercial property maintenance or a similar technical environment.
  • Experience managing maintenance delivery within a multi-tenanted commercial estate, landlord environment, facilities management setting or comparable operational estate.
  • Strong practical understanding of mechanical, electrical and general building services systems.
  • Good working knowledge of PPM, reactive maintenance and statutory compliance requirements.
  • Working knowledge of areas such as fire safety, water hygiene, HVAC, lifts and electrical systems.
  • Experience supervising staff and coordinating specialist contractors.
  • Experience operating or administering permit to work arrangements and reviewing contractor RAMS.
  • Experience maintaining technical and compliance records, including certificates, permits and maintenance evidence.
  • Strong organisational skills with the ability to prioritise competing demands and respond effectively to urgent operational issues.
  • Good commercial awareness, with the ability to review costs, challenge quotations and identify value-for-money solutions.
  • Strong communication skills and the ability to work effectively with tenants, occupiers, contractors, colleagues and senior stakeholders.
  • A practical, visible and proactive approach with strong attention to safety, compliance, service quality and tenant experience.
  • Competent using standard office systems and CAFM, maintenance, asset or document management systems.
Qualifications:
  • A recognised qualification in mechanical engineering, electrical engineering, building services engineering, facilities management, construction, property maintenance or a related discipline, or equivalent demonstrable experience.
  • IOSH Managing Safely, NEBOSH General Certificate or equivalent Health & Safety qualification is desirable. Candidates without this must be willing to obtain an appropriate qualification.
  • Evidence of continuing professional development within areas such as building services, facilities management, statutory compliance, contractor management or estate operations.
