Job summary

Building Careers UK is seeking an experienced Technical Manager to lead the technical and design delivery of residential development programmes, ensuring quality homes and thriving communities.

As part of the Leadership Team, you'll manage Design Coordinators, Document Controllers and a Project Planner, coordinate external consultants, and drive compliance with Building Regulations, CDM and warranty standards throughout the development lifecycle.

Qualifications

  • Minimum Level 4 construction qualification (HNC/HND or higher).
  • CSCS card or equivalent health & safety qualification.
  • At least 5 years' experience in a senior technical/ design management role.
  • Strong knowledge of construction design technologies and design management.
  • Proven experience leading multiple residential development projects.
  • Understanding Building Regulations, CDM 2015, fire safety and Building Safety Act.
  • Experience with NHBC, LABC Warranty, Premier Guarantee or similar.
  • Experience leading design teams and coordinating external consultants.
  • Experience using CDEs and digital construction management systems.
  • Strong commercial awareness and risk management.

Responsibilities

  • Lead the technical and design delivery of residential developments from tender to handover.
  • Provide governance across projects to ensure designs are compliant, buildable and cost-effective.
  • Identify and mitigate technical risks and conduct design reviews early.
  • Ensure compliance with planning conditions, Building Regulations, CDM and fire safety.
  • Review drawings, specifications and technical information for quality and consistency.
  • Coordinate external consultants and stakeholders to meet programme, budget and quality.
  • Develop and monitor design programmes aligned with milestones.
  • Collaborate with Construction, Commercial and Development teams for successful delivery.
  • Provide technical guidance throughout the development lifecycle.
  • Lead and develop Design Coordinators, Document Controllers and a Project Planner.
  • Establish technical processes and controls for consistency and excellence.
  • Manage workloads, resources and budgets while supporting growth.

Technical Manager

Salary - £72,698 plus car allowance

We're looking for an experienced Technical Manager to join our client during an exciting period of growth. This is a key leadership role, responsible for overseeing the technical and design delivery of our residential development programme and ensuring we continue to deliver high-quality homes and thriving communities.

As part of the Leadership Team, you'll work closely with our Construction, Commercial and Development teams to ensure projects are delivered safely, efficiently, compliantly and to the highest standards throughout the development lifecycle.

You'll lead a team of Design Coordinators, Document Controllers and a Project Planner, providing clear direction while fostering a culture of collaboration, innovation, accountability and continuous improvement. What you'll be doing
  • Lead the technical and design delivery of residential developments from tender stage through to completion and handover.
  • Provide technical leadership, governance and oversight across multiple projects, ensuring designs are compliant, buildable, cost-effective and aligned with programme requirements.
  • Identify, manage and mitigate technical risks, carrying out design reviews to resolve issues at the earliest opportunity.
  • Ensure compliance with planning conditions, Building Regulations, CDM requirements, fire safety legislation, warranty standards and all relevant statutory approvals.
  • Review and approve drawings, specifications and technical information to ensure consistency, quality and compliance across all developments.
  • Manage and coordinate external consultants, design teams and key stakeholders to ensure projects are delivered to agreed programme, budget and quality standards.
  • Develop and monitor design programmes, ensuring technical information is available in line with project and construction milestones.
  • Work collaboratively with Construction, Commercial and Development teams to support successful project delivery and wider business objectives.
  • Provide technical expertise and guidance, resolving design and construction challenges throughout the development lifecycle.
  • Lead, motivate and develop a team of Design Coordinators, Document Controllers and a Project Planner, creating a high-performing and collaborative team environment.
  • Establish and embed technical processes, standards and controls that promote consistency, compliance and operational excellence.
  • Manage workloads, resources and technical budgets while supporting innovation, future growth and continuous business improvement across HMS.
What we're looking for
  • HNC, HND or higher qualification (minimum Level 4) in a construction-related discipline.
  • CSCS card or equivalent Health & Safety qualification.
  • At least 5 years' experience in a Senior Technical Manager, Design Manager or similar senior technical role.
  • Strong knowledge of construction design technologies, technical delivery and design management.
  • Proven experience managing multiple residential development projects and construction programmes.
  • Strong understanding of Building Regulations, CDM 2015, fire safety requirements and the Building Safety Act.
  • Experience working with NHBC, LABC Warranty, Premier Guarantee or similar warranty providers.
  • Proven experience leading and developing technical teams and managing external consultants.
  • Experience using Common Data Environments (CDEs) and digital construction management systems.
  • Strong commercial awareness, financial governance and risk management skills.
  • Excellent leadership, communication and stakeholder management abilities.
  • Experience within social housing or high-rise residential development would be advantageous.
  • Knowledge of AutoCAD, Revit and BIM would be desirable.
  • Full UK driving licence and the ability to travel across operational locations.INDC
