Job summary

Gibson Recruitment Limited is seeking a TECHNICAL MANAGER in Glasgow to oversee the technical lifecycle of new build developments through both construction and post-construction stages.

You will own services, warranty sign-offs and contractor design elements while driving NHBC defect resolutions and asset adoptions, coordinating with architects, engineers and multi‑discipline teams to meet project timelines.

Qualifications

• Experience with a new-build residential developer, main contractor, or multi-disciplinary consultancy.
• Ability to absorb, analyse and apply complex engineering and design information.
• Proven on-site problem solving and coordination with subcontractors.

Responsibilities

• Oversee asset adoptions, bonds, road and sewer recoveries, and statutory issues.
• Coordinate NHBC sign-offs and post-completion defect resolutions.
• Assemble Contractor Design Element packs to support building warrants.
• Lead utility coordination across multi-utility contractors to meet timelines.
• Supervise site investigations and environmental works with geotechnical engineers.
• Investigate legacy site defects using historical design data.
• Produce site-specific technical specification documents with internal teams.

Job Description:

Gibson Recruitment Ltd. is working on behalf of a high-end residential developer to recruit a TECHNICAL MANAGER to join their Glasgow-based team on a permanent basis.

New build projects are typically multi-storey Flatted Developments and applicants should be able to demonstrate sound technical understanding of Construction processes.

The successful Technical Manager will oversee the technical lifecycle of new build developments through both construction and post-construction stages.

This role bridges the gap between design and delivery. You will take full ownership of services, warranty sign-offs, and contractor design elements during the build, while critically driving post-completion NHBC defect resolutions and asset adoptions

Responsibilities:

• Asset Adoptions & Bonds: Progress road and water/waste-water asset adoptions; clear road bonds, manage sewer recoveries, and resolve statutory authority issues.
• Warranty & Sign-Offs: Collate design, environmental, and engineering data to secure NHBC technical sign-off and clear post-completion legacy defects.
• Contractor Design Elements (CDE): Collaborate with architects, engineers, and subcontractors to assemble CDE packages supporting building warrant applications.
• Utility Coordination: Lead communication and design‑to‑installation coordination with multi‑utility contractors to meet strict project timelines.
• Environmental & Site Works: Oversee site investigation environmental works alongside geotechnical engineers to achieve NHBC and council sign-offs.
• Post-Completion Resolution: Investigate legacy site defects by reviewing historical design data and conducting hands‑on site investigations.
• Technical Documentation: Produce site‑specific technical specification documents in collaboration with internal departments.

What you'll need to succeed

• Experience: Proven technical experience within a new‑build residential developer, main contractor, or multi-disciplinary consultancy background.
• Technical Literacy: Exceptional ability to absorb, analyse, and apply complex technical engineering and design information.
• Digital Proficiency: Strong computer skills with extensive experience navigating modern project portals, submission platforms, and digital management tools.
• Problem Solving: A proactive approach to investigating technical issues on‑site and managing subcontractor remedial works.
