About the Company

We are representing a progressive, design-led property developer based in Central London with a growing pipeline of high-quality residential-led schemes across the capital. The company operates a fully integrated development model — with in-house architecture, construction, and interior design — allowing full control from concept to completion. As they scale, they are seeking a Technical Director to lead and elevate their technical function at a strategic level.

Role Overview

The Technical Director will be responsible for leading the design and technical delivery across the full development lifecycle — from feasibility and planning through to construction and handover. This role is pivotal to ensuring quality, compliance, buildability, and innovation across a portfolio of developments.

Key Responsibilities

• Lead and manage the in-house technical team, as well as appointed external consultants, to deliver coordinated technical and construction information.
• Oversee the development of technical design from RIBA Stage 2 through to 6.
• Ensure technical solutions meet planning requirements, building regulations, sustainability targets, and project viability.
• Provide early-stage input on site feasibility, development appraisals, and risk identification.
• Oversee technical due diligence for land acquisitions and planning applications.
• Drive value engineering exercises and ensure practical, cost-effective solutions are implemented.
• Collaborate closely with internal teams including design, construction, and commercial.
• Lead the resolution of technical issues on site and during pre-construction.
• Ensure full technical compliance with NHBC, building control, and statutory authorities.
• Represent the technical function at board level and contribute to wider business strategy.

Requirements

• Proven experience as a Technical Director, Head of Technical, or Senior Design/Technical Manager within a UK residential developer or design & build contractor.
• Strong knowledge of London residential markets and design standards.
• Technical expertise across architecture, engineering, building regulations, and construction.
• Ability to manage and mentor technical teams and consultants.
• Experience delivering complex multi-unit residential or mixed-use schemes.
• Strong planning knowledge and ability to interpret planning consents and conditions.
• Excellent communication, leadership, and decision-making skills.
• A relevant degree in architecture, engineering, or a construction-related discipline.
• Chartered status (e.g. RIBA, MICE, CIOB) preferred but not essential.
