Job description

Beach Baker is delighted to be exclusively recruiting a Property Management Surveyor (Surveyor / Senior Surveyor) for a highly respected and forward-thinking commercial property consultancy.

This company is known for its strong reputation and commitment to delivering top-tier property management services. Their South West & Wales team is responsible for managing a diverse portfolio including modern office buildings, retail parks, and historic properties.

The Role

This role will involve managing a varied commercial property portfolio, providing expert advice to clients, and ensuring best-in-class service delivery. You will have the opportunity to work with both national and regional clients and be part of a growing, successful team.

Key Responsibilities:
  1. Portfolio Management - Oversee and manage commercial properties across the South West & Wales, ensuring smooth day-to-day operations.
  2. Service Charges & Budgets - Take responsibility for budgeting, forecasting, and reconciliation of service charges for multi-let properties.
  3. Client & Tenant Engagement - Build and maintain strong relationships with landlords, tenants, contractors, and internal teams.
  4. Lease & Occupier Liaison - Handle tenant applications, lease reviews, and ensure compliance with lease obligations.
  5. Property Inspections & Reporting - Conduct site visits, assess property performance, and provide detailed reports to clients.
  6. Business Development - Support new business pitches to help grow the department's market share.
What We're Looking For:
  1. MRICS qualified (preferred but not essential).
  2. Strong experience in commercial property management.
  3. Proven ability to manage service charge budgets and liaise with occupiers, landlords, and contractors.
  4. Excellent communication and client relationship skills.
  5. Ability to work independently and take full ownership of property portfolios.
  6. Proficiency in Microsoft Office and a strong understanding of the commercial property market.
