Job Title: Student Property Manager

Clearview Recruitment are delighted to be working with a well-established, multi-office lettings business based in Bishopston, Bristol (BS7). Our client operates six successful branches spanning from Bristol through to Somerset and currently manages a portfolio in excess of 1,000 properties. Known for their strong presence in the Bristol student market, they offer a professional yet supportive working environment with long‑term career opportunities.

Role Overview

An exciting opportunity has arisen for a Student Property Manager to join the Bishopston office, managing a dedicated portfolio of approximately 100 student properties. This is a hands‑on role focused on relationship management, property compliance and delivering a high standard of service to both landlords and tenants throughout the tenancy lifecycle. The position offers structured working hours, paid overtime during busy periods, and ongoing funded training and qualifications.

Key Responsibilities
  • Managing an allocated portfolio of student properties
  • Acting as the main point of contact for landlords, tenants and contractors
  • Coordinating and overseeing maintenance works and required actions
  • Arranging and conducting property inspections, reporting findings to landlords
  • Ensuring all legal and regulatory compliance is up to date
  • Managing tenancy renewals and rent recovery policy arrangements
  • Liaising with landlords and tenants at the end of tenancy
  • Handling landlord and tenant enquiries efficiently and professionally
  • Ensuring Right to Rent checks are completed and reviewed in line with guidance
  • Processing applications and managing tenant referencing
  • Creating and executing tenancy agreements
  • Answering incoming calls to the office
  • Managing the full student change‑over process, including check‑outs, cleaning schedules, furniture replacement and bed cover changes

Package and Benefits
  • £29,000 – £30,000 basic salary, depending on experience
  • Full‑time position based in the Bishopston office
  • Working hours: Monday to Friday, 9:00am – 6:00pm (60‑minute lunch break)
  • 22 days annual leave plus bank holidays
  • Paid overtime during the student swap‑over period
  • Regular in‑house and online training
  • Funded property qualifications (ARLA / MNAEA equivalent)
  • Career development within a growing multi‑office business

Please note: Due to the student swap‑over period, no holiday can be taken between mid‑June and mid‑July. Some weekend work is required during this time and is paid on an overtime basis.
