Job summary

Thomas Gray is seeking an experienced Land Buyer to drive strategic growth in residential development across Hertfordshire and the Northern Home Counties. The role centers on site identification, viability assessment, and the full acquisition lifecycle within a collaborative team.

You will lead market research, prepare land offers, appraisals and approvals, coordinate due diligence, and maintain connections with agents, landowners and consultants to unlock sites.

Qualifications

• Minimum of four years within residential or mixed-use land buying or negotiating capacity.
• Highly numerate and commercially astute with a track record handling data and financial information.
• Solid grasp of UK planning legislation and policy.
• Confident in leading due diligence and identifying technical constraints needing mitigation.
• Exceptional communication and negotiation skills with external partners and internal colleagues.
• Independent operator who thrives in a fast-paced setting while being a team player.
• Exposure to strategic land or Green Belt sites is advantageous but not essential.

Responsibilities

• Proactively source, assess and secure profitable land opportunities to feed the development pipeline.
• Lead market research and site analysis to evaluate commercial viability of prospective schemes.
• Formulate robust land offers, development appraisals and internal approval presentations.
• Coordinate the full due diligence process for prospective acquisitions.
• Gather and interpret data on title, access, planning and environmental factors.
• Navigate technical constraints with understanding of challenges to unlock a site's potential.
• Maintain awareness of local market activity, competing developments and land transactions.
• Partner with Planning, Technical, Commercial, Sales and Development to ensure project success.
• Conduct site visits and cultivate a professional network of agents, land owners, consultants and industry contacts.
