Job summary

Turner & Townsend is seeking a Commercial Manager to oversee cost and contract management on healthcare construction projects from award to final account. The role partners with delivery teams on large hospital schemes, ensuring value for money and strict governance through NEC4 ECC frameworks.

You will monitor performance, run forecasts, perform site health checks, and manage changes with robust cost build-ups, risk allowances, and audit trails.

Qualifications

• Proven experience in commercial management within major construction programmes.
• Strong knowledge of NEC and/or JCT contracts.
• Excellent cost control, reporting, and collaboration.

Responsibilities

• Monitor commercial performance with dashboards and KPIs; forecast vs baseline.
• Visit sites regularly to identify and escalate commercial risks with recovery actions.
• Assure change control procedures: scope definition, pricing, risk build-up, approvals and audit trail.
• Assess changes for compliance and value for money before commitment.
• Undertake trend analysis using scheme data from the Programme.
• Plan and implement close-out and rolling final account settlements.
• Manage risks and opportunities; report net effect to scheme forecast.
• Provide clean datasets (cost, change, risk, carbon, lifecycle) to Data team.
• Stakeholder management with trusts, tier 1 suppliers to ensure framework compliance.
• Record non-conformances with corrective actions and due dates.
