Job summary

Reed Specialist Recruitment is seeking a dynamic Team Leader - Home Condition to lead a team of surveyors delivering high-quality property assessments to support asset investment planning and energy efficiency objectives. In the Asset Management function, you will ensure data accuracy, compliance, and sustainability targets, while collaborating with neighbourhood teams to meet resident needs.

This field-based role covers the Somerset area, including Weston-super-Mare, on a 6-month fixed-term

Qualifications

• Relevant technical qualification or significant equivalent experience.
• Strong building surveying and construction management experience in housing.

• Understanding of Decent Homes Standard and HHSRS.

Responsibilities

• Lead and manage a team of Property Condition Surveyors and Domestic Energy Assessors.
• Deliver stock condition surveys in line with the Decent Homes Standard and HHSRS.
• Plan and deliver survey programmes with senior managers.
• Maintain data accuracy through QA checks and validation.

Job description

Our client is seeking a dynamic and experienced Team Leader - Home Condition to lead a team of surveyors responsible for delivering high-quality property assessments that support asset investment planning and energy efficiency objectives.

As part of the Asset Management function, you will play a key role in ensuring property data is accurate, reliable, and aligned with compliance requirements and sustainability targets. Key Responsibilities

• Lead and manage a team of Property Condition Surveyors and Domestic Energy Assessors.
• Deliver high-quality stock condition surveys in line with the Decent Homes Standard and HHSRS requirements.
• Work closely with senior managers to plan and deliver survey programmes.
• Maintain data accuracy through training, quality assurance checks, benchmarking, and validation activities.
• Collect and analyse energy efficiency data to support SAP rating assessments.
• Monitor survey access rates and team performance, producing regular reports.
• Validate planned repair proposals and ensure associated data is accurately maintained.
• Promote excellent customer service and work collaboratively with neighbourhood teams to meet resident needs.

This opportunity is offered on a full-time, 6-month fixed-term contract, working 37 hours per week. The role is field-based across the Somerset area, with Weston-super-Mare being the nearest office location.

About the Candidate

To be successful in the role of Team Leader - Home Condition, you will possess the essential skills and experience expected for a senior technical leadership position, along with the following:

Essential Skills & Experience

• Relevant technical qualification or significant equivalent experience.
• Strong building surveying and construction management experience, including undertaking comprehensive property surveys within a housing association, registered provider, or similar environment.
• Previous experience managing and developing teams of technical or surveying professionals.
• Thorough understanding of the Decent Homes Standard and the Housing Health and Safety Rating System (HHSRS).
• Knowledge of the role housing plays in achieving net zero carbon emissions by 2050, together with an understanding of PAS 2035 objectives.
• Working knowledge of stock condition databases and asset management systems.
• Experience building effective working relationships with internal stakeholders and key decision-makers.
• Strong leadership and people management skills, with an understanding that leadership extends beyond job title and focuses on behaviours, influence, and outcomes.
• Ability to adapt leadership styles and approaches to achieve desired results.
• Sound knowledge of relevant processes, regulations, and legislation associated with the service area.

Desirable

• CIOB, CIH, RICS, or an equivalent property surveying qualification (or working towards one).
• Accredited Domestic Energy Assessor qualification, or willingness to obtain accreditation.
• Accredited PAS 2035 Retrofit Assessor qualification, or willingness to work towards accreditation
