Overview
ESTH Trust are looking for Band 5 Estates Mechanical Technicians to work in the Property Estates team at a Band 5 - 37.5 hours a week. This role will be based at St Helier Hospital, but the successful candidate may be asked to work trust-wide across Epsom, St Helier Hospitals, Sutton HealthCare and Surrey Downs. The post holder will participate in the out of hours call system and will have day-to-day contact with internal and external stakeholders regarding sensitive, complex and confidential issues.
They will present verbal, written and numerical information, explain complexities to a wide range of stakeholders, provide updates on potential disruptions, and organise planned shutdowns.
Main duties of the job
- To conduct planned preventative maintenance (PPM) and reactive tasks on mechanical systems.
- To fault find on complex mechanical systems and assist in fault resolution within strict timescales and statutory guidelines.
- To help and escort contractors; manage personal jobs on the CAFM via PDA; be part of the on-call rota.
- To support in mechanical system shutdowns and isolations.

Job Description
Job responsibilities
- Technical
- To carry out planned preventative maintenance of calorifiers, heat exchangers and pumpsets.
- To identify and rectify faults on high/medium/low pressure heating and domestic hot water systems, including boiler resets.
- To fault find on complex air handling units and refrigeration plant, and to perform regular PPM when required.
- To find and rectify faults on medical gas equipment (e.g., changing O-rings/washers) and to work on live systems when supervised.
- To operate Building Management Systems (BMS) and interrogate programmes, changing parameters when required.
- To carry out tap and TMV maintenance, cleaning, disinfections and temperature setting.
- Install plumbing goods, toilets, sinks, macerators and point of use water heaters.

- To mentor junior members and apprentices.

- Information and reporting
- Responsible as part of the local team for CAFM information upkeep.
- To investigate incidents and report back to the management structure.

- Be conversant with CAFM via handheld PDA system.

- Communications and Engagement
- Provide and receive complex information to managers and end users; handle highly sensitive or contentious information.
- Communicate technical project information with internal and external professionals to ensure work conforms to statutory and HTM requirements.

- Participate in estates callout roster.
- Support the department and organisation by carrying out other duties within the scope of the role.

Person Specification
Qualifications
Essential
- C&G, NVQ or similar in a mechanical discipline
Desirable
- CPD in line management, HNC/HND in engineering, competent person in safe water, time-served apprenticeship
Experience
Essential
- Experience of working with advanced plumbing and/or mechanical systems; fault finding on mechanical systems with ability to isolate, keep running and fully repair; experience in safe water services, temperature monitoring, cleaning and chlorination of taps/TMVs and fault finding on systems.
Desirable
- Experience in healthcare premises; working with a PDA installed with CAFM, MICAD and Zetasafe.
Knowledge
Essential
- Sound knowledge of mechanical systems; understanding of HaSaWA and relevant acts, standards and guidance; understanding of permit to work systems, risk assessments and good working practices.
Desirable
- Knowledge of HTM, HBNs; basic understanding of asset management (PPM and reactive tasks, SFG 20).
Skills

- Ability to read and understand technical drawings and specifications; effective communication; customer-focused service; strong team and personal organisational skills; ability to manage competing priorities and deadlines; accurate paperwork, drawings and reports.
