Purpose of Role
• As a maintenance operative, you will undertake both planned and reactive maintenance. The role involves carrying out day-to-day maintenance to support the Contract, Supervisor, or Management, ensuring the client's assets are maintained safely, efficiently, and functionally.
• You should be well-organized, able to work within agreed timescales, respond to emergencies, and work effectively both independently and as part of a team.
Key Responsibilities and Accountabilities
- Maintain and repair the client's mechanical & electrical systems and all related components.
- Review and monitor sub-contractor performance during specialist service visits or repairs.
- Ensure a safe and healthy workplace environment.
- Complete simPRO/instruction sets, annotating each step with a photograph upon completion of planned maintenance.
- Keep logbooks for electrical, mechanical, and water systems, ensuring records are current and complete with health and safety information.
- Report any issues preventing the completion of Statutory Planned Maintenance to Supervisor and Management.
- Maintain comfortable environmental conditions via HVAC systems.
- Perform reactive repairs, fault finding, and respond to BMS alarms using system diagnostics.
- Identify and report hazards encountered during maintenance tasks.
- Operate all plant and systems responsibly, including startup, shutdown, and fault finding procedures.
- Conduct regular housekeeping rounds to ensure plant rooms are tidy, safe, and operational as per specifications.
- Communicate effectively with clients and end-users, both verbally and in writing.
- Carry out maintenance, repairs, and small installations as directed.
- Maintain documentation related to health & safety, compliance, and quality assurance.
- Foster good team relationships and keep management informed of work progress.
- Communicate maintenance activities' impacts prior to execution.
- Share skills and knowledge to promote safe and continuous operations.
- Immediately report hazards or threats to safety or system reliability.
- Isolate and secure systems as required, including depressurizing and making safe.
- Work overtime as needed, including evenings, weekends, and public holidays.
- Perform any other duties assigned by Contract, Supervisor, or Management.
Knowledge, Skills, and Experience
- City & Guilds Level III or equivalent in Electrical and Mechanical disciplines (essential).
- 18th Edition I.E.E. Certification (essential).
- Additional desirable qualifications include BS 2391 Level 3 Electrical Inspection & Testing, IOSH, PASMA, IPAF, unvented hot water systems, and experience with BMS, generators, and other systems.
