My client is an Essex-based Building Services Company that has been operating for over 20 years.
They now employ over 30 staff, including a team of 8 plumbers, and have an annual turnover of £7 million.
They are seeking a Small Works Mechanical Project Manager to join their team. The role involves working on static commercial sites in London for projects lasting 3-4 months, with project values up to £600k.
THE JOB - SMALL WORKS MECHANICAL PROJECT MANAGER
The successful candidate will be site-based, managing small teams on commercial fit-out projects in Central London, generally lasting 3-4 months.
Role Overview:
- Support the delivery of mechanical services within various commercial sectors, including office spaces, retail, hospitality, and healthcare.
- Assist in planning, coordinating, and executing mechanical installations such as HVAC, plumbing, and related systems, ensuring quality, safety, and client satisfaction.
Key Responsibilities:
Project Coordination & Planning
- Assist in preparing project programmes, schedules, and work plans.
- Support procurement of materials, equipment, and subcontractors.
- Review technical drawings in collaboration with design and estimating teams to ensure alignment with project requirements.
Site Management
- Monitor site activities to ensure progress aligns with the programme.
- Ensure work complies with specifications, drawings, and safety standards.
- Coordinate with site supervisors, subcontractors, and suppliers to resolve issues.
Technical & Design Support
- Review mechanical design documents and specifications.
- Manage technical submittals, O&M manuals, and as-built documentation.
- Coordinate design between mechanical, electrical, and architectural teams.
Health & Safety Compliance
- Promote health and safety culture on site.
- Participate in inductions, toolbox talks, and safety audits.
- Review subcontractor RAMS.
Commercial Support
- Collaborate with Quantity Surveyors to track variations and prepare valuations.
- Assist in managing budgets, procurement logs, and cost reports.
- Record variations and site instructions accurately.
Client & Stakeholder Liaison
- Attend client and contractor meetings.
- Communicate with clients, consultants, and internal teams.
- Build relationships to ensure project success.
Commissioning & Handover
- Support system commissioning and testing.
- Assist in preparing handover documentation.
- Manage snagging and ensure all issues are resolved before completion.
Salary & Package
£50,000 - £60,000 depending on experience
Full travel covered, 20 days holiday plus bank holidays, phone, uniform & PPE, pension.
