Job summary

Knightwood Associates Limited is seeking a Senior Site Manager to lead a new residential development in Berkshire. You will take overall responsibility for day-to-day management, ensuring works are delivered on programme, on budget and to a high standard. The role involves coordinating subcontractors and site personnel, maintaining NHBC and safety standards, and overseeing the handover process with an experienced team, with an Assistant Site Manager joining in May 2027.

Qualifications

• Proven Senior Site Manager experience in residential housebuilding.
• Strong background in traditional build housing developments.
• Experience managing developments from groundworks through handover.
• Excellent knowledge of construction processes, NHBC standards, and health & safety regulations.
• Strong leadership, organisational and communication skills.
• Valid SMSTS, CSCS and First Aid certifications.

Responsibilities

• Oversee day-to-day management from commencement through completion.
• Coordinate subcontractors, trades and site personnel.
• Ensure works align with programme, budget and quality expectations.
• Maintain high health & safety standards across the site.
• Liaise with NHBC, building control and other stakeholders.
• Monitor build progress and conduct quality inspections.

Senior Site Manager - Residential Housebuilding

Location: Berkshire
Salary: £70,000-£85,000 + Package
Start Date: February 2027

We are currently recruiting for an experienced Senior Site Manager to join an established residential developer on a new housing development in Berkshire. The scheme consists of 77 traditional build houses and 6 maisonettes. The successful candidate will take overall responsibility for the day-to-day management and delivery of the development, ensuring works are completed safely, on programme and to a high standard. An Assistant Site Manager is also due to join the project in May 2027 to support the delivery of the scheme.

Responsibilities

• Oversee the day-to-day management of the development from commencement through to completion.
• Manage and coordinate subcontractors, trades and site personnel.
• Ensure works are delivered in line with programme, budget and quality expectations.
• Maintain high standards of health & safety across the site.
• Liaise with NHBC, building control and other relevant stakeholders.
• Monitor build progress, carry out quality inspections and manage any issues arising on site.
• Support and oversee the Assistant Site Manager once appointed.

Requirements

• Proven experience as a Senior Site Manager or experienced Site Manager within residential housebuilding.
• Strong background in traditional build housing developments.
• Experience managing developments from groundworks through to handover.
• Excellent knowledge of construction processes, NHBC standards and health & safety regulations.
• Strong leadership, organisational and communication skills.

Package
