We are recruiting an experienced
Site Manager to oversee planned maintenance and refurbishment works across residential properties in Waverly.
The programme includes
kitchen and bathroom works, alongside a range of property improvement and maintenance activities. You will be responsible for the day-to-day management of site operations, including operatives and subcontractors, ensuring works are delivered safely, to programme and to the required quality standards.
This role would suit an experienced Site Manager with a background in
social housing, planned maintenance, refurbishment or occupied property works.
Key Responsibilities
- Take responsibility for the day-to-day operational activity on site.
- Manage and coordinate operatives and subcontractors.
- Ensure all works are delivered in accordance with company procedures, project requirements and client standards.
- Manage planned kitchen and bathroom refurbishment works and associated property improvement activities.
- Coordinate site resources, labour, plant, equipment and materials.
- Monitor progress against the agreed programme and take corrective action where required.
- Produce short-term programmes for trades to ensure key programme dates are achieved.
- Chair and attend subcontractor progress and planning meetings.
- Maintain accurate daily site records and report progress to the relevant management team.
- Review drawings and specifications and ensure works are carried out correctly.
- Ensure RAMS, work procedures and safety plans are implemented and followed.
- Carry out site inductions and toolbox talks.
- Ensure all operatives and subcontractors have the appropriate training and competency for their work.
- Monitor workmanship and quality, identifying and addressing defects promptly.
- Maintain appropriate records relating to instructions, delays, disruption and site issues.
- Identify and requisition materials, plant and equipment required to complete the works.
- Liaise with the commercial team regarding subcontract packages, daywork sheets and project requirements.
- Maintain strong relationships with clients, residents, subcontractors and internal teams.
- Ensure appropriate PPE and site safety standards are maintained at all times.
- Support customer-focused delivery and minimise disruption to residents.
Essential Skills, Experience & Qualifications
- Proven experience as a Site Manager within construction, refurbishment, planned maintenance or social housing.
- Experience managing operatives and subcontractors.
- Experience working on residential properties and ideally within occupied homes.
- Strong knowledge of health, safety, environmental and quality requirements.
- Good understanding of RAMS and safe systems of work.
- Ability to read and understand construction drawings and specifications.
- Experience managing programmes and site resources.
- Strong communication, leadership and problem-solving skills.
- Appropriate CSCS card.
- SMSTS.
- Full UK driving licence.
- Experience delivering kitchen and bathroom planned works.
- Social housing or local authority experience.
- First Aid at Work.
- Temporary Works Supervisor training.
- Scaffold inspection qualification.
- Experience with roofing, windows, cavity insulation, fire stopping, structural repairs or M&E upgrades.
