Position: Site Manager

Job term: Full-time, permanent.

Salary details: £50,000 - £65,000 (DoE) + Package

They are seeking a highly motivated and experienced Site Manager to join their dynamic team and oversee the successful delivery of new build housing developments within Norwich and surrounding areas.

Job description

As a Site Manager, you will be responsible for the day-to-day management of on-site activities, ensuring housing projects are completed safely, on schedule, and within budget to the highest standard of quality for homebuyer handover. You will lead and motivate site teams, manage subcontractors, and maintain excellent communication with all stakeholders, including homebuyers.

Key Responsibilities:

  • Site Management:
    • Oversee and manage all on-site construction activities from groundworks to final finish and handover.
    • Ensure compliance with all health and safety regulations, including site inductions and risk assessments.
    • Maintain accurate site records, including plot progress reports, site diaries, and quality control documentation.
    • Manage and coordinate subcontractors, ensuring work is completed to the required quality and programme.
    • Monitor and control project costs and budgets.
    • Ensure timely delivery of materials and resources to site.
    • Proactively identify and resolve any site-related issues or delays.
  • Health and Safety:
    • Implement and enforce the company's health and safety policies and procedures.
    • Conduct regular site inspections and audits.
    • Promote a positive safety culture on site.
    • Investigate and report any accidents or incidents.
  • Team Leadership:
    • Lead, motivate, and manage site teams, including direct labour and subcontractors.
    • Conduct regular site meetings and toolbox talks.
    • Provide clear and concise instructions to site personnel.
    • Manage performance and address any disciplinary issues.
  • Customer Liaison:
    • Maintain effective communication with homebuyers, providing regular progress updates.
    • Manage the homebuyer handover process, ensuring a high level of customer satisfaction.
    • Address any customer concerns or queries promptly and professionally.
  • Quality Control:
    • Ensure all homes are built to the required quality standards and specifications, meeting NHBC requirements.
    • Conduct regular quality inspections, particularly for finishing trades, and address any defects.
    • Manage NHBC inspections and maintain a robust quality control system to minimise snagging lists and ensure compliance.

Experience, Qualifications, Technical Requirements

Essential Requirements:

• Proven experience as a Site Manager for a volume or bespoke house builder.

• Valid CSCS card (Site Manager or equivalent).

• Excellent understanding of health and safety regulations (e.g., CDM regulations).

• SMSTS (Site Management Safety Training Scheme) certification.

• First Aid at Work certification.

• In-depth knowledge of residential construction methods, materials, and NHBC standards.

• Strong leadership and communication skills.

• Excellent organisational and time management skills.

• Ability to work under pressure and meet tight deadlines for plot handovers.

• Proficient in using construction management software and site reporting tools.

• Excellent problem-solving and decision-making skills.

• A valid UK driving licence.

• Must be willing to work within Norwich and surrounding areas.

• Right to work in the UK.

Desirable Requirements:

• NVQ/HNC/HND in Construction Management or a related field.

• NEBOSH qualification.

• Member of the Chartered Institute of Building (CIOB) or similar professional body.

• Experience with customer care and handover procedures.

• Temporary Works Supervisor training.
