Job summary

Bellway plc in Abingdon, part of the Thames Valley Division, is seeking a Site Manager to lead the construction site, manage labour, materials and scheduling, and ensure high-quality homes delivered on time. The role reports to the Construction Director and requires strong leadership and safety focus.

You will drive production, manage costs, maintain site records, and mentor site staff while upholding Bellway’s customer care and NHBC standards. Travel to sites may be required.

Qualifications

• GCSE Maths and English at grade 4/C or above.
• CSCS Site Manager card or equivalent.
• SMSTS certification.
• First Aid certificate.
• Construction Management qualification (HNC, HND or NVQ6) desirable.
• Scaffold appreciation certificate desirable.

Responsibilities

• Manage day-to-day running of the development and provide clear direction to site staff.
• Lead health and safety procedures in collaboration with health and safety managers.
• Coordinate labour and resources to deliver the build programme across large developments.
• Monitor site quality, compliance with NHBC standards and Building Regulations.
• Attend plot inspections and ensure timely remediation of issues.

Our Thames Valley Division is looking to recruit a Site Manager to join the Division’s Construction team.**The Role**The role of Site Manager, reports to the Construction Director and is responsible for managing all aspects of a construction development site, ensuring the provision of safe, efficient and cost-effective works at all times, while maintaining the highest quality of work and customer service are delivered within the given timescales.Principal accountabilities of the role include:* Manage the day to day running of the development and provide clear direction to those working on the construction site regarding their responsibilities and targets* Manage and implement health and safety procedures, working closely with Bellway Health and Safety Managers and ensure that that all aspects of health and safety are followed and adhered too* Ensure site presentation is maintained at the correct standard at all times* Attend external Health and Safety inspections taking corrective action to ensure any items are effectively closed out in a timely manner* Co-ordinate labour and resources on site to deliver the build programme on larger developments, and to proactively schedule in trades to ensure optimum delivery.* Manage material levels on larger site to ensure the minimum amount of stock, but enough to ensure the site programme is met and all labour is efficiently employed* Liaising proactively with other internal departments, externals suppliers and partners to ensure the build programme is achieved* Motivate, support and manage directly employed site staff, providing toolbox talks, training, coaching, and support as required to improve performance* Deliver all aspects of production requirements in strict accordance with relevant technical and planning documentation provided and any subsequent instructions that may be necessary from time to time* Fully conform to building regulations and warranty providers’ requirements (NHBC, LABC Services)* Ensure that all plots are built to the highest standard of quality, complying with the NHBC Standards, Building Regulations, range specifications, and best practice* Undertaking company directed quality control procedures and inspections at the correct timings, and rectifying any defects so as not to incur additional cost, time delays to the programme, or reduction in the final quality* Thoroughly inspect and ensure any remedial work is completed in advance of each NHBC key stage inspection* Ensure that the Bellway Fire policy is adhered to on site* Ensure that the Bellway Part L policy is adhered to on site* Initiating and attending plot inspections with the Local Building Inspector or NHBC, taking corrective action to ensure a minimum of RI’s/BRI’s* Monitor and control the cost of production, and approving payment to contractors and trades where appropriate.* Understand and work to site overhead model / site budgets* Ensure accurate production/progress returns are updated and sent to the Construction Manager and/or Construction Director as requested* Ensure that adequate site records are maintained including but not limited to Site Managers reports, labour requirements, plant, materials, site inductions and health and safety records* Working with sales through regular sales/build meetings to ensure a smooth and controlled delivery of homes for customers* Carry out New Home demonstration Tour and other customer tours in line with the company’s customer first procedures to give a good demonstration of the home, answering any questions, and rectifying any issues before Legal Completion.* Ensure that the site is compliant with Bellway customer care procedures.* Support and mentor Site Managers and Assistant Site Managers to encourage career development and progression where applicable* Showing a good behavioural example in all aspects of health and safety, organisation, conduct, quality of work, and professionalism* Manage the day to day running of the Site Manager with a high-volume residential house builder* Experience of effectively managing teams* Up to date knowledge of health and safety, building legislation and current NHBC standards**Qualifications and Training*** GCSE Maths and English – Grade 4/C or above (or equivalent).* Valid CSCS card at Site Manager level (or equivalent).* Valid SMSTS certificate.* Valid First Aid certificate.* Construction Management – HNC Level 4, HND Level 5 or NVQ Level 6 is desirable.* Valid Scaffold Appreciation certificate is desirable.* Valid LOLER certificate is desirable.**Skills
