Job summary

Bellway is seeking an experienced Site Manager to lead day-to-day activity on a residential development. You will manage on-site teams, coordinate with internal departments and external partners, and ensure safe, high-quality, on-time delivery while controlling costs.

You will drive customer-focused handovers, mentor site staff and shape the build programme for larger developments, maintaining NHBC standards, planning documentation alignment and a strong safety culture.

Qualifications

  • Experience as an Assistant Site Manager or Site Manager with a high-volume residential builder.
  • Strong knowledge of health and safety, building legislation and NHBC standards.

Responsibilities

  • Lead day-to-day running of the development and provide clear direction to site personnel.
  • Implement and monitor health and safety procedures in collaboration with Health & Safety Managers.
  • Coordinate labour and resources to deliver the build programme on larger developments.
  • Liaise with internal departments, external suppliers and partners to achieve the build programme.
  • Motivate and manage on-site staff; deliver toolbox talks, training and coaching.
  • Lead plot inspections with Local Building Inspector or NHBC and address RI/BRI items.
  • Monitor site costs, approve payments, and manage production budgets and site overheads.

Experteer Overview As Site Manager, you will lead the day-to-day on a residential development, ensuring safe, high-quality, and on-time delivery while managing costs. You'll coordinate on-site teams, liaise with internal departments and external partners, and drive customer-focused handovers. You contribute to a safe, inclusive culture and develop site staff.   • Manage day-to-day running of the development and provide clear direction to site personnel Implement and monitor health and safety procedures in collaboration with Health and Safety Managers Maintain site presentation to high standards and respond to external health and safety inspections Coordinate labour and resources to deliver the build programme on larger developments Control material levels to meet the programme while optimizing labour usage Liaise with internal departments, external suppliers, and partners to achieve the build programme Motivate and manage on-site staff; deliver toolbox talks, training and coaching to improve performance Ensure production requirements align with technical and planning documentation and instructions Comply with NHBC, LABC Services, Building Regulations and warranty requirements Conduct site inspections and remedial work ahead of NHBC key stage inspections Adhere to Bellway Fire and Part L policies on site Lead plot inspections with Local Building Inspector or NHBC and address RI/BRI items Monitor site costs, approve payments, and manage production budgets and site overheads Maintain accurate site records (reports, labour, plant, materials, inductions, health and safety records) Collaborate with Sales to ensure smooth delivery of homes and participate in New Home demonstration tours Support and mentor Site Managers and Assistants for career development Set a professional example in health and safety, quality, and conduct Manage and direct site team with clear responsibilities and targets Deliver production requirements per documentation and instructions Maintain compliance with noise and quality standards and warranties Ensure readiness for NHBC inspections and remedial actions Tasks Experience as an Assistant Site Manager or Site Manager with a high-volume residential builder Experience in effectively managing teams Up-to-date knowledge of health and safety, building legislation and NHBC standards "unknown" Key requirements Competitive salary Competitive car allowance Annual bonus Contributory pension scheme 25 days holiday + bank holidays ShareSave Scheme
