Job summary

ITS Building People is seeking an experienced Site Manager for a South East London refurbishment contractor. You will oversee internal and external refurbishment projects valued from £30k to £1.5M, combining office and site-based duties.

This role requires strong leadership, CSCS and SMSTS qualifications, reading drawings, managing subcontractors, ensuring safety and quality, and maintaining site records. Permanent position with good progression.

Qualifications

  • Experience as Site Manager in refurbishment/construction.
  • Experience managing refurbishment projects from start to finish.
  • Knowledge of projects up to £1.5M and reading drawings/ scopes of work.
  • CSCS and SMSTS essential; First Aid beneficial.

Responsibilities

The Role & About the Client

ITS Building People are currently recruiting for an experienced Site Manager on behalf of an established construction contractor based in South East London.

The successful candidate will be responsible for overseeing a range of external and internal refurbishment projects, with project values ranging from approximately £30k to £1.5M.

This is a varied role combining office and site-based responsibilities, offering an excellent opportunity for an experienced Site Manager to join a growing contractor and take responsibility for the successful delivery of a diverse portfolio of refurbishment projects.

You will be involved throughout the project lifecycle, ensuring works are delivered safely, efficiently and to the required quality standards, while maintaining strong relationships with clients, subcontractors and the wider project team.

Key Responsibilities Include, But Are Not Limited To:
  • Managing day-to-day site operations across internal and external refurbishment projects.
  • Taking responsibility for the successful delivery of projects from mobilisation through to completion.
  • Planning and coordinating site activities to ensure works remain on programme.
  • Managing subcontractors, trades and site operatives.
  • Coordinating deliveries, materials and site logistics.
  • Reading and working from drawings, specifications and scopes of work.
  • Monitoring workmanship and ensuring projects are completed to the required quality standards.
  • Carrying out regular site inspections and monitoring progress.
  • Liaising with clients, consultants, subcontractors and other project stakeholders.
  • Attending site and project meetings where required.
  • Identifying potential issues and resolving problems efficiently on site.
  • Monitoring project progress against agreed programmes.
  • Ensuring all works are carried out in accordance with current health and safety requirements.
  • Maintaining site records, reports and relevant project documentation.
  • Monitoring subcontractor performance and ensuring works are completed in line with agreed requirements.
  • Assisting with variations, additional works and changes to scope.
  • Coordinating snagging, defects and outstanding works through to completion.
  • Supporting the handover of completed projects.
  • Providing regular progress updates to senior management.
  • Working between the office and various project sites across South East London as required.
The Ideal Candidate Will Have:
  • Previous experience working as a Site Manager within the construction or refurbishment sector.
  • Proven experience managing refurbishment projects from start to completion.
  • Experience working on projects ranging from smaller works through to approximately £1.5M in value.
  • Strong knowledge of internal and external refurbishment works.
  • Experience managing subcontractors, trades and site teams.
  • Good understanding of construction programmes and project delivery.
  • Ability to read and interpret drawings, specifications and scopes of work.
  • Strong understanding of health and safety requirements.
  • Excellent organisational and communication skills.
  • A proactive approach to managing site issues and finding practical solutions.
  • Ability to manage multiple priorities and work to deadlines.
  • Good attention to detail and a commitment to quality.
  • Ability to liaise confidently with clients, consultants and contractors.
  • Relevant Site Management qualifications and CSCS card.
  • SMSTS is essential.
  • First Aid and other relevant site qualifications would be advantageous.
  • Experience working on occupied properties, residential refurbishment, commercial refurbishment or general building projects would be beneficial.
