Are you a Property Manager seeking the opportunity to work for a large global organization where you can develop quickly and enjoy working with large accounts and exciting assets? We are looking for an experienced Property Manager Surveyor to join our London Asset Services team based in our City office. You will be part of a growing team working on a variety of key client properties across sectors, primarily focused on central London offices.

Job Description

We are seeking a professional and proactive Surveyor to join our Asset Services team at 125 Old Broad Street. The ideal candidate will have experience in commercial property management across both single and multi-occupied assets, with a strong track record in account management and stakeholder engagement. This hands-on role emphasizes delivering exceptional client service, driving asset performance, and identifying improvement opportunities, especially in ESG, occupier experience, and service excellence. You will play a key role in maintaining our property management standards and ensuring KPIs are met.

Core Responsibilities

  1. Clients
    • Manage one or more regional accounts, ensuring timely, accurate information flow aligned with client and company objectives.
    • Understand clients’ business and asset management goals to optimize performance.
    • Align with clients’ vision and values.
    • Coordinate with internal teams and external consultants to deliver comprehensive service.
    • Collaborate effectively to ensure service excellence.
  2. Operations
    • Ensure compliance with company procedures and guidelines (health & safety, environmental, quality, risk, professional conduct).
    • Act as the interface between tenants and clients, handling queries promptly.
    • Manage service platform integration and ensure sound accounting practices.
    • Provide management with necessary general and financial information for decision-making.
    • Maintain property database accuracy, proactively manage lease events, and assist with strategy implementation.
    • Prepare management reports and client reports accurately and on time.
    • Liaise with property agents and lawyers as per client instructions.
    • Support rent and service charge collection, managing tenant arrears proactively.
    • Manage utility supplies, recharges, and reconciliations.
    • Support service charge processes, including budgeting and year-end reconciliation, ensuring compliance with RICS standards.
    • Verify tenant apportionments and schedules, and review service charge variances to maintain financial stability.

Qualifications

  • Degree-level qualification or equivalent.
  • Membership of RICS or similar qualification is desirable.

Skills, Knowledge & Experience

  • Self-motivated and enthusiastic, focused on client and customer results.
  • Knowledge of the real estate industry and commercial awareness.
  • Proficient in IT (MS Word, Excel, PowerPoint, Outlook).
  • Experience with commercial property management and property management systems (e.g., TBS Tramps, Yardi).
