JOB TITLE: Sales Manager

DEPARTMENT: Capital Markets - Residential Development

JOB PURPOSE

An exciting opportunity to join our successful Prime & Central London Residential Development Sales & Consultancy team at JLL.

We are looking for a confident, highly motivated, and dynamic individual to join the Prime & Central Residential Development Sales and Consultancy team based at our London Head office on Warwick Street. This individual’s role will focus on providing strategic and consultancy advice to a range of clients aimed at bringing forward Central London new build developments for sale. The role will also encompass taking accountability for the delivery of sales targets and driving sales through the lifecycle of new homes developments via our UK and global sales networks.

The JLL residential business has grown exponentially over the last decade and offers excellent progression opportunities. JLL is also at the forefront of championing sustainability, diversity, inclusion, and new technology.

The role requires a strong track record in this sector, with skills in driving sales, consultancy, report writing, pricing developments, creating strategy reports, and market analysis. You should also have pre-established client relationships with developers currently working within Central London.

This role offers a fun, exciting, and varied day-to-day experience, reporting directly to the Head of Prime & Central London New Homes.

Key Activities

  1. Understand clients’ requirements and expectations and help deliver those through the best advice.
  2. Manage new homes projects, taking full ownership and accountability, driving sales through our UK and global networks, and providing strategic advice.
  3. Maintain knowledge of changing UK and international markets.
  4. Work with clients and colleagues to define service scopes and desired outcomes, including sales forecasting, feasibility, and viability.
  5. Advise on, implement, and manage project strategies and sales plans, responding to market changes.
  6. Attend all client events, sales & marketing, and consultancy meetings.
  7. Collaborate with marketing teams to create and maintain project budgets, including media schedules.
  8. Help shape sales and marketing collateral, advise on branding, marketing suites, and show apartments.
  9. Provide consultancy advice on key design features where necessary.
  10. Prepare pricing exercises for new build projects and advise on value optimization.
  11. Develop sales and release-pricing strategies for campaigns.
  12. Prepare market update reports and key research documents for clients.
  13. Manage client reporting and attend project meetings.
  14. Prepare team briefings before launches.
  15. Liaise with third-party vendors to deliver collateral on time.
  16. Coordinate with internal teams for effective information dissemination.
  17. Monitor offers, reservations, and exchanges, ensuring systems are updated.
  18. Ensure tasks are completed on time.

Team Marketing and Business Development

  1. Assist and participate in pitching for new instructions.
  2. Sourcing new client and development opportunities.
  3. Coordinate with the marketing team on research and social media calendars.
  4. Build relationships within the wider business for cross-discipline referrals.
  5. Develop and maintain relationships with UK residential developers.
  6. Ensure compliance and proper filing strategies.
  7. Mentor junior staff members.

Additional duties may be assigned as needed.
