Workman LLP in Bristol is seeking a proactive Property Manager to oversee a diverse mix of leased and owner-occupied assets. You will manage day-to-day operations, ensure leases and service charges are administered and coordinate on-site staff.

The role emphasizes client liaison, compliance with legislation, rent reviews, and value enhancement through collaborative cross-team efforts. You will build strong relationships with tenants and clients while delivering detailed reporting.

Responsibilities

• Oversee Landlord and Tenant relationships.
• Prepare and present detailed Client reports on property management services.
• Ensure rents and service charges are raised and collected.
• Oversee service charge expenditure and lease compliance.
• Progress tenant applications for landlord consents (alterations, sublets, assignments).
• Coordinate with FM team to ensure legal compliance across properties.
• Assist clients with due diligence in acquisitions and disposals.
• Conduct regular property inspections to ensure lease obligations.
• Maintain accurate data in the property management system.
• Support on-site staff and Regional Facilities Team.
• Undertake other property management duties as required by the Client.

About the role

Responsible for managing the daily operations of a diverse property portfolio consisting of mixed used properties.

Your key objective is to maximize the value of the landlord’s investment through proactive property management strategies, ensuring legal compliance and maintaining high tenant satisfaction.

The role will require regular and direct communication with Clients and the supervision of a graduate and on-site staff such as Building Managers and Facility Managers.

Duties and Responsibilities

• To oversee and manage the Landlord and Tenant relationship.
• Prepare formal and detailed Client reports on the property management service.
• Ensure all rents and service charges are accurately raised and collected.
• You will prepare and oversee the service charge expenditure while ensuring tenants comply with all lease obligations.
• To progress tenant applications for Landlords consents to carry out alterations, sublet or to assign their lease.
• Working with FM team to ensure all properties are fully compliant with legislation.
• Assisting clients with due diligence in the acquisition and disposal of properties.
• Undertake regular inspections of properties to ensure tenant compliance with lease obligations in relation to use and maintenance.
• Reading of leases and maintaining accurate data in the property management system.
• Support and assist on-site management staff and the Regional Facilities Team.
• Any other property management duties as reasonably asked for by the Client.

Clients may lean on your professional advice and support in connection with value enhancement projects, rent reviews, lease renewals, and take the lead to dispute resolution.

Cross-selling some of our specialist services and utilizing knowledge from our Sustainability and Building Surveying teams whilst introducing Placemaking initiatives alongside our Activate team, will help cultivate all the professional services we offer.

• MRCIS is preferred or similarly qualified with experience of managing a similar property portfolio.
• A proactive, practical, and positive approach to work is required with a willingness to help others who need additional support.
• Excellent and professional communication skills.
• Demonstrate authentic passion, ambition, and a strong work ethic.
• Be proficient in the use industry software such as Tramps, Qube, Yardi, Horizon and Re-leased.
