Job description

Within the Construction environment, think about buying materials, managing big projects, ensuring health and safety, and customer service. At any given time, you’ll find us working on some circa 400 developments in both towns and rural areas across the UK, each posing unique challenges. Some are from scratch on brownfield sites; others involve adapting existing buildings, like old factories or disused hospitals.

We need people who can bring us fresh ideas and imagination, along with the commercial ability to manage people, budgets, and costs. Since 2004, our Site Managers have won more NHBC Pride in the Job Awards than any other housebuilder, testament to our professionalism.

Responsible to the Contracts Manager, you will manage the construction of a development, including all associated pre and post housebuilding works, ensuring targets related to health and safety, delivery to build programme, quality, customer care, and cost are met.

You will be expected to:

  1. Ensure compliance on site at all times with health and safety standards, NHBC standards, building regulations, and quality standards.
  2. Coordinate labour and resources to deliver the build programme on larger developments, proactively scheduling trades for optimal delivery.
  3. Manage material levels to ensure minimal stock while meeting the site programme and employing labour efficiently.
  4. Ensure all plots are built to the highest quality standards, complying with NHBC Standards, Building Regulations, and specifications.
  5. Undertake quality control procedures and inspections, rectifying defects to avoid additional costs, delays, or quality reduction.
  6. Monitor and control production costs, approving payments to contractors and trades as appropriate.
  7. Conduct plot inspections with Local Building Inspectors or NHBC, taking corrective actions to minimize RI’s/BRI’s.
  8. Lead toolbox talks and site briefings to promote best practices and team commitment.
  9. Proactively mitigate risks, optimize sequencing, and enhance overall site quality.
  10. Liaise with internal departments, external suppliers, and partners to ensure the build programme is achieved.
  11. Work with sales through regular meetings to ensure smooth home delivery for customers.
  12. Maintain high standards of site presentation at all times.
  13. Conduct New Home Tours with sales advisors and customers, demonstrating the home, answering questions, and resolving issues before legal completion.
  14. Support the Contracts Manager in ensuring the construction team is well-resourced, guided, and supported through training, communication, and workload organization.
  15. Exemplify good behavior in health and safety, organization, conduct, quality, and professionalism.

To be successful, we are looking for:

  1. Experience managing build programmes and handling challenging sites.
  2. Ability to deliver weekly targets through proactive organization and team leadership.
  3. Excellent communication and influencing skills to gain commitment and compliance.
  4. Strong leadership and assertiveness to ensure quality standards on site.
  5. Proactive task prioritization to adapt to changing needs.
  6. Problem-solving skills, with the ability to identify root causes.
  7. Membership of the Chartered Institute of Builders and/or NVQ level 5 in Construction Management, or extensive trades experience.
  8. Deep knowledge of construction, housebuilding, health and safety, NHBC, and Building Regulations.
  9. Experience dealing with customers, providing information, resolving issues, and following procedures.
