Our client is a leading construction company specialising in high-end residential developments across Manchester. They are seeking a motivated, experienced Site Manager to oversee the smooth and successful delivery of their high-end residential projects.

Role Overview:

As a Site Manager, you will be responsible for managing the day-to-day operations on site for multiple high-end residential developments. You will lead a team of subcontractors and direct labor, ensuring that all projects are completed to the highest standards, on time, and within budget. The role requires a strong understanding of residential construction, leadership skills, and a passion for delivering outstanding, luxury properties.

Key Responsibilities:

• Site Management: Oversee the day-to-day running of construction sites, ensuring the project is completed on time, within budget, and to the required quality standards.
• Team Leadership: Manage, direct, and motivate site staff and subcontractors, ensuring compliance with site-specific requirements and safety regulations.
• Quality Control: Ensure that all works are carried out in accordance with building regulations and quality control standards.
• Health & Safety: Ensure the site adheres to all health and safety regulations, conducting regular site inspections and reporting any risks or concerns.
• Client Liaison: Maintain clear communication with clients, design teams, and project stakeholders to keep them informed of project progress and resolve any issues that arise.
• Budget & Programme Management: Track progress against budgets and project timelines, making adjustments as necessary to meet targets.
• Documentation: Maintain accurate site records, including daily logs, site reports, and progress photos.
• Problem Solving: Identify potential risks or delays, and implement proactive solutions to ensure projects run smoothly.

Essential Skills & Qualifications:

• Proven experience as a Site Manager, with at least 3-5 years of experience in managing high-end residential developments.
• Strong knowledge of residential construction methods, building regulations, and health and safety requirements.
• Ability to manage multiple projects and teams simultaneously.
• Excellent communication, leadership, and interpersonal skills.
• SMSTS (Site Management Safety Training Scheme) certification.
• First Aid certification (preferred).
• CSCS (Construction Skills Certification Scheme) card.
• A strong focus on quality, detail, and customer satisfaction.
• Experience in using project management software is a plus.
• A background in working on luxury or high-spec residential projects.
• A relevant construction qualification (e.g., HNC, HND, or Degree in Construction Management).
