Job summary

OCS UK & Ireland is seeking an experienced Senior Project Manager to lead refurbishment and building services projects within live operational environments. You will oversee multiple projects up to £5 million, coordinating M&E and fabric works from brief through handover.

You will work closely with Operations, Pre-Construction and Commercial teams to deliver on time and within budget, maintaining safety and quality standards across the UK.

Qualifications

• Minimum five years of construction project delivery experience.
• Background in mechanical, electrical or building fabric disciplines.
• Experience refurbishments in occupied buildings up to £5 million.
• Experience managing budgets, programmes, resources and subcontractors.
• Experience in live environments and phased works with minimal disruption.
• Strong knowledge of the RIBA design process and pre-construction activities.
• Ability to develop construction programmes through lifecycle.
• Strong commercial awareness: cost control, forecasting, procurement and change management.
• Experience leading direct and subcontracted teams.
• Excellent communication and stakeholder management.

Responsibilities

• Manage multiple projects concurrently, balancing programmes, budgets, resources and client priorities.
• Develop client requirements into clear scopes of work, design briefs and contractor proposals.
• Coordinate design development through the relevant RIBA stages.
• Lead site surveys and design coordination meetings, identifying constraints and operational requirements.
• Plan phased refurbishment works around occupied buildings, managing access and business continuity.
• Manage subcontract tender packages, procurement schedules and supply chain appointments.
• Prepare and maintain project execution plans, risk registers and construction phase plans.
• Develop, monitor and update construction programmes throughout the lifecycle.
• Lead direct employees, subcontractors and supply chain partners across M&E and fabric works.
• Ensure teams have skills, training and resources for safe delivery.
• Deliver projects on time, within budget and to quality standards.
• Coordinate commissioning, snagging, certification and final handover.
• Chair project progress and client meetings, recording decisions and actions.
• Monitor costs, forecasts and commercial performance.
• Manage variations and contractual changes promptly.
• Identify efficiencies to improve margins while maintaining service quality.
• Collaborate with Commercial, Procurement and Health & Safety teams.
• Maintain health and safety controls and project records.
• Build relationships and apply lessons learned for future delivery.
