Senior Quantity Surveyor – NEC3/4 Specialist
Location: Warrington | Sector: Nuclear, Renewables, Water & Infrastructure

Our client is a Chartered Quantity Surveying practice with a clear ambition to become the UK’s leading NEC4 consultancy. They work across major power, energy, infrastructure, engineering and utilities projects and frameworks ranging from £250k to £1.5bn, and are investing heavily in developing NEC4 expertise across their teams.

As a Senior Quantity Surveyor, you’ll bring NEC contractual expertise to deliver strategic commercial advice, managing contract and commercial matters across diverse client projects. You’ll act as a trusted advisor both on-site and in the office — this role requires regular site visits to engage with project delivery teams, contractors and subcontractors, building relationships and driving collaborative project outcomes.

Your role and responsibilities

NEC Contracts

• Demonstrate detailed working knowledge of the NEC suite of contracts, including Main and Secondary Options and Contract Data


• Compile and advise on NEC contracts, ensuring documents are concise, compliant and fit for purpose; supervise drafting of conditions of contract


• Advise on Scope and Site Information, ensuring alignment with contractual requirements


• Understand the roles, responsibilities and obligations of all parties (Project Manager, Supervisor, Contractor, Subcontractor)


• Ensure compliance with relevant legislation, including health and safety, defects, bonds, insurances, HGCRA, delay damages, and dispute avoidance/resolution

Programme Management

• Assess, manage and implement compensation events and anticipated programme impacts


• Interrogate programme requirements, logic and methodologies alongside the Project Manager and planner

Payment & Change Management

• Manage commercial aspects of NEC contracts, including Defined Cost, Disallowed Cost, Fee and the Schedule of Cost Components


• Lead production of pricing documents and assess compensation events with project teams


• Advise clients on contractual positions and manage the early warning process

Leadership

• Act as a visible, trusted leader within project teams and with stakeholders


• Facilitate workshops and presentations on NEC matters and commercial best practice


• Champion a culture of joint collaboration and collective responsibility, supporting problem-solving and innovation across the supply chain

Requirements

• Degree (or equivalent) in Quantity Surveying, Commercial Management or Engineering (HNC/HND considered)


• NEC Practitioner-level competence, with strong understanding of NEC4 structure, principles and commercial application


• Membership (or working towards) RICS, CICES, CIOB or MAPM preferred


• Practical expertise in NEC payment mechanisms, compensation events, programme management and risk mitigation


• Strong interpersonal, leadership and communication skills


• Full UK driving licence and access to a car for site visits and business travel
