Job Overview

Our client is looking for a highly experienced Senior / Managing Quantity Surveyor to join their commercial team. The successful candidate will play a key role in managing and overseeing all aspects of quantity surveying for residential developments in the region, ensuring that projects are delivered on time, within budget and to the highest of standards. This is a senior position that will require leadership, strategic decision-making, and a deep understanding of construction cost management, contract administration, and client relations.

Key Responsibilities

  1. Project Cost Management:
    Oversee the cost management of residential projects, from initial feasibility through to completion.
    Produce accurate cost estimates, budgets, and forecasts for residential developments.
    Manage and control project costs, including monitoring and reporting on cost performance and identifying potential cost savings.
  2. Contract Administration:
    Administer and manage construction contracts, including negotiating terms, preparing tender documents, and managing change orders.
    Prepare and submit interim valuations and final accounts.
    Ensure compliance with contract conditions and resolve any disputes that may arise.
  3. Team Leadership & Mentoring:
    Lead and mentor junior and mid-level quantity surveyors, providing guidance and support on technical and professional matters.
    Supervise the work of the quantity surveying team to ensure high standards of work and professionalism are maintained.
  4. Procurement & Tendering:
    Oversee the procurement process, including tender preparation and assessment of bids for subcontractor and supplier contracts.
    Ensure that all procurement activities are cost-effective and align with the project's objectives.
  5. Risk & Value Management:
    Identify and mitigate financial and contractual risks on residential projects.
    Monitor project performance, managing risks and opportunities to ensure projects meet financial targets.
  6. Client & Stakeholder Management:
    Build and maintain strong relationships with clients, consultants, contractors, and suppliers.
    Attend and contribute to project meetings, providing updates on cost control, progress, and any issues that may affect project delivery.
  7. Reporting & Documentation:
    Prepare and present detailed reports on project costs, progress, and forecasts.
    Ensure all documentation, reports, and records are maintained and up to date.

Skills & Qualifications

Essential:
  1. Degree in Quantity Surveying or a related field (RICS accredited is preferred).
  2. Minimum 5-7 years' experience in quantity surveying, with significant experience in residential construction projects.
  3. Strong knowledge of construction contracts (JCT, NEC, etc.), procurement methods, and construction law.
  4. Excellent cost management, budgeting, and forecasting skills.
  5. Proven experience in managing teams and mentoring junior staff.
  6. Ability to work independently and manage multiple projects simultaneously.
  7. Strong communication, negotiation, and interpersonal skills.

Desirable:
  1. Chartered status with RICS (or working towards it).
  2. Knowledge of Building Information Modelling (BIM) and sustainable construction practices.
  3. Experience in the use of cost management software and project management tools.
