Job summary

Build Twenty Two is a bespoke construction company delivering high-end new builds, renovations and refurbishments across Bath, the Cotswolds, Wiltshire and Somerset. We are seeking a commercially astute Quantity Surveyor to protect margins, manage costs from tender to final account, and collaborate with directors, site managers, clients and subcontractors.

Qualifications

• Previous experience as a Quantity Surveyor within construction, refurbishment or fit-out.
• A track record of managing projects commercially from pre-construction through to final account.
• Strong understanding of procurement, subcontractor management, valuations and variations.
• Good working knowledge of JCT contracts and construction contract administration.
• Confident preparing budgets, forecasts, CVRs and commercial reports.
• Strong negotiation, numerical and analytical skills.
• Excellent communication skills, comfortable working directly with clients, subcontractors and site teams.
• Experience within high-end residential, heritage, refurbishment or design-led construction is advantageous.
• A practical, hands-on approach suited to a growing SME environment.

Responsibilities

• Commercial & cost management: Prepare budgets, cost plans and forecasts; monitor costs; produce CVRs and cash flow reports.
• Procurement & subcontractor management: Manage subcontractor and supplier procurement; prepare tender enquiries; negotiate packages.
• Contracts, variations & final accounts: Review contracts and pricing; manage variations; maintain records for valuations and claims; negotiate final accounts.
• Project & client collaboration: Work with Site Managers to understand progress and commercial implications; participate in site and client meetings; provide commercial advice to Directors.
