Job Description:

What you'll be doing?

The Commercial team deals with everything related to cost-effective building, including quantity surveying, estimating, procurement, and material buying.

With a focus on material choice, cost, customer satisfaction, and sales, our Commercial team—comprising Estimators, Quantity Surveyors, and Material Buyers—aims to deliver high-quality homes at the best possible cost. This role involves managing costs for large sites, overseeing budgets, valuations, sub-contractor procedures, and ensuring compliance with policies. You will also mentor subordinates and contribute to value engineering.

You will be responsible for:

  1. Maintaining all cost control procedures within group guidelines
  2. Compiling weekly, monthly, and quarterly reports
  3. Staying updated on new materials, construction methods, regulations, and NHBC requirements
  4. Training and mentoring subordinates
  5. Controlling budgets and valuations, ensuring cost and value reconciliation
  6. Managing commercial tasks on large sites (over 200 units)
  7. Contributing to design within budget constraints
  8. Preparing site start budgets and liaising with departments
  9. Leading value engineering efforts
  10. Managing cost overruns and maintaining budget control
  11. Preparing accurate site development costs
  12. Analyzing costs and cash flow
  13. Preparing tenders and procuring subcontractors and materials
  14. Evaluating and approving variations and instructions
  15. Liaising with site personnel and subcontractors to maximize productivity
  16. Attending project meetings and presenting commercial positions
  17. Controlling all commercial aspects related to the RSL
  18. Ensuring compliance with relevant codes and regulations
  19. Performing any other duties as assigned by the Commercial Manager

What you'll need:

To succeed, you should have:

  1. HND qualification or higher with a valid CSCS card
  2. Proven experience in a similar role or as a Quantity Surveyor
  3. Understanding of current market conditions and rates
  4. Ability to control costs and ensure live cost certainty
  5. Strong numeracy skills and attention to detail
  6. Methodical, organized, and high standards of work
  7. Proficiency with relevant IT systems and software
  8. Clear communication skills and ability to work under pressure
  9. Experience in dispute resolution and problem-solving
  10. Ability to work independently and take ownership of projects
  11. Excellent interpersonal skills and relationship-building ability
  12. Extensive experience in house building industry discipline
  13. Knowledge of Building Regulations, NHBC, and Health & Safety standards
  14. Team-oriented attitude and supportiveness toward colleagues
