Job summary

Building Careers UK is seeking a Senior Quantity Surveyor to lead commercial management on dry lining and fire protection packages in Liverpool. You will oversee CVRs, forecasts, cost control, valuations, and final accounts while coordinating with project teams, clients, and subcontractors.

Ideal candidates will have strong experience in dry lining or specialist subcontracting, a construction QS qualification, and robust client-facing and negotiation skills for delivery within commercial targets.

Qualifications

• Proven experience as a Senior Quantity Surveyor within construction.
• Strong experience within dry lining, fire protection, or specialist subcontracting.
• Knowledge of CVRs, forecasting, cost control, valuations and final accounts.
• Experience with subcontract procurement and account management.
• Understanding of construction contracts and commercial procedures.
• Strong commercial awareness and negotiation skills.
• Excellent client-facing and stakeholder management abilities.
• Strong attention to detail and organisational skills.
• Good Microsoft Excel and general IT skills.
• Relevant Quantity Surveying or construction qualification.

Responsibilities

• Take commercial responsibility for allocated projects and packages.
• Manage CVRs, forecasts, cost control, and financial reporting.
• Manage subcontract procurement and subcontractor accounts.
• Prepare and agree valuations, applications for payment, variations, and final accounts.
• Review contracts and ensure compliance with contractual requirements.
• Identify and manage commercial risks and opportunities.
• Manage change, variations, and additional works throughout projects.
• Work closely with Contracts Managers, Project Managers, and site teams.
• Liaise with clients and main contractors on commercial matters.
• Manage cash flow and ensure applications and payments are progressed.
• Maintain accurate commercial records and reporting to senior management.
• Support junior members of the commercial team where required.
• Ensure projects are delivered in line with commercial targets.

About the Company

Our client is an established specialist contractor operating across the construction sector, with expertise in dry lining, fire protection, and associated internal building packages.

The business has a strong reputation for delivering high-quality specialist packages across major construction projects and continues to grow through a strong pipeline of secured and upcoming work. Due to continued expansion, they are now looking to appoint an experienced Senior Quantity Surveyor to join their commercial team in Liverpool.

The Role

As Senior Quantity Surveyor, you will take responsibility for the commercial management of dry lining and fire protection packages, working closely with project teams, clients, main contractors, and the supply chain.

Key responsibilities will include:

• Taking commercial responsibility for allocated projects and packages
• Managing CVRs, forecasts, cost control, and financial reporting
• Managing subcontract procurement and subcontractor accounts
• Preparing and agreeing valuations, applications for payment, variations, and final accounts
• Reviewing contracts and ensuring compliance with contractual requirements
• Identifying and managing commercial risks and opportunities
• Managing change, variations, and additional works throughout projects

The Ideal Candidate

The successful Senior Quantity Surveyor will have:

• Proven experience as a Senior Quantity Surveyor within construction
• Strong experience within dry lining, fire protection, or specialist subcontracting
• Strong knowledge of CVRs, forecasting, cost control, valuations, and final accounts
• Experience with subcontract procurement and account management
• Good understanding of construction contracts and commercial procedures
