Job summary

Vistry Group, operating from Enderby, Leicestershire, seeks a Senior Quantity Surveyor to oversee the financial and contractual aspects of multiple projects within the Commercial, Estimating and Buying team.

You will supervise, manage and advise on cost control, budgets, and cash flow, while delivering robust financial reporting and value for money across all sites. The role involves leadership of a team and collaboration with cross-functional teams.

Qualifications

  • HNC / HND in Surveying or equivalent.
  • Proven experience as a Senior Quantity Surveyor within a residential house builder.
  • Good understanding of building regulations and legal obligations.
  • Good knowledge of construction methods and materials.
  • Strong mathematical and IT ability.

Responsibilities

  • Lead, support and coach your direct reports and the wider team to support their growth and development.
  • Collaborate with Land, Technical, Development and Construction teams, attending project and design meetings to provide commercial input and identify cost risks and opportunities.
  • Review contract documentation, drawings and programme requirements to identify errors, omissions, risks, delays, extensions of time, loss and expense events, and potential cost impacts.
  • Manage the tendering and procurement process, including preparing tender documentation, evaluating submissions, completing CV1/CV2 approvals, conducting adjudications and ensuring compliance with Group policy and best practice.
  • Negotiate, place and administer subcontract orders, including pre-order meetings, contractual documentation, subcontractor due diligence and approval processes.
  • Manage variations, sales extras, site instructions and development changes, ensuring accurate valuation, approval, reporting and cost recovery.
  • Prepare, monitor and control development budgets, cost plans, forecasts and cash flow, identifying risks, opportunities and areas of overspend.
  • Produce and present commercial and financial reporting, including CVRs, valuations, liability reports, margin analysis, cost-to-complete forecasts, turnover forecasts and site-specific commercial reviews.
  • Assess, value and certify subcontractor payments, variations, retentions and final accounts, ensuring compliance with contractual obligations, company procedures and relevant legislation.
  • Maintain accurate commercial records and reporting systems, including orders, valuations, reserves, forecasts, payment schedules and project administration within company systems.
  • Monitor subcontractor performance and contractual compliance, supporting dispute resolution, claims management and commercial risk mitigation.
  • Liaise with internal stakeholders to provide budget, forecast and cost information required for business planning, financial control and statutory reporting.
  • Support site close-down activities, maintenance orders, adoption requirements and the completion of all post-contract commercial obligations.
  • Promote commercial best practice, financial governance and continuous improvement, identifying cost-saving opportunities and advising management of significant commercial risks.

We have an exciting opportunity for a Senior Quantity Surveyor to join our team within Vistry South East Midlands, at our office in Enderby, Leicestershire. As our Senior Quantity Surveyor, you will work within our wider Commercial, Estimating and Buying team, you will be responsible for supervising, managing and advising on the financial and contractual aspects of multiple construction projects. You will take responsibility for the execution of the Quantity Surveying function on allocated contract/s, in order to fulfil the requirements of the Company in maximising quality of service and profitability. You will provide a range of cost control and financial reporting duties across all aspects of construction work undertaken by the company.
