Round Pegs Property Recruitment Ltd is recruiting a Property Maintenance Manager for a senior, hands-on role in North London. You will oversee a designated portfolio, liaise with tenants, landlords and contractors, and drive maintenance standards across the operation.

You will manage budgets, schedules and teams, implement reliable processes, and report on performance to Directors while maintaining high service levels in social housing environments.

Qualifications

• 3+ years in property maintenance management with building knowledge
• Experience in social housing or temporary accommodation is desirable
• Proven leadership of maintenance teams and subcontractors
• Strong organizational and communication skills
• Knowledge of maintenance operations across multiple trades
• Familiarity with property management software (Reapit preferred)
• Experience managing budgets, costs and performance
• Understanding of void property turnarounds

Responsibilities

• Provide accurate estimates and costings for maintenance works
• Assess jobs and provide timescales, costings and oversight
• Train maintenance staff to standards
• Supervise and manage void property turnarounds
• Carry out property inspections and spot checks
• Manage insurance claims and budgets
• Allocate work orders and manage workloads daily
• Maintain maintenance diary and Reapit Organiser
• Line-manage Maintenance Operatives and Coordinators
• Lead daily/weekly/monthly operational meetings
