Senior Project Manager – Residential & Commercial (Interim)

? Location: London

? Contract: 6–9 Months (Inside IR35)

? Sector: Local Authority – Residential, Commercial & Regeneration Projects

We are looking for an experienced and results-driven Senior Project Manager to lead and manage the delivery of residential and commercial development projects for a London borough. This high-impact role will oversee a variety of mixed-use schemes, including new-build homes, commercial units, and refurbishments, ensuring the smooth delivery of these projects from pre-construction to final handover.

Key Responsibilities

  • Manage the delivery of residential and commercial spaces across the project life cycle, particularly through RIBA stages, ensuring all stages are met on time, within budget, and to the required quality standards.
  • Lead refurbishment and redevelopment projects, ensuring compliance with building regulations, fire safety, and tenant satisfaction, while managing costs and risks effectively.
  • Oversee procurement processes for contractors, consultants, and suppliers, including contract management (JCT, NEC, etc.) and ensuring the highest standards are maintained.
  • Control project budgets and risk management, ensuring value for money and maintaining financial stability throughout the project.
  • Coordinate with various teams (architects, quantity surveyors, contractors, and internal stakeholders) to ensure the project stays on track.
  • Lead stakeholder engagement with residents, local businesses, community groups, and council members to align the development with community needs and local objectives.
  • Ensure both residential living standards and commercial space functionality are met through collaborative planning and design decisions.
  • Oversee handover processes, addressing post-completion issues and ensuring assets are maintainable long-term.

Your Experience

  • Proven experience managing residential and commercial development projects in local authority or regeneration settings.
  • Strong experience delivering projects through RIBA stages, with a focus on residential, commercial, and retail space delivery.
  • Expertise in refurbishment, building surveying, and compliance, with practical knowledge of residential and commercial tenancy requirements.
  • Experience in contract management (JCT, NEC, etc.), budget management, and cost control and negotiation skills
  • RICS, CIOB, or equivalent qualifications or substantial experience in residential and commercial development.

This is a key interim position where you’ll directly contribute to shaping residential and commercial spaces that will serve as vital community assets. Working with a collaborative team, you’ll bring innovative solutions to large-scale regeneration and commercial projects, making a lasting impact on the local area.
