Job summary

Smart 4 EPC is seeking an experienced Senior M&E Quantity Surveyor to lead commercial delivery on a hyperscale data centre project in Northumberland. You will manage large-scale MEP packages, from procurement through final accounts, ensuring cost control and contractual compliance across a fast-paced construction environment.

The role reports to the Commercial Manager and requires strong negotiation, stakeholder management and cost reporting skills.

Qualifications

  • Degree qualified in Quantity Surveying or related discipline.
  • Minimum 7 years' Quantity Surveying experience in the construction industry.
  • Proven experience managing Mechanical & Electrical packages on major construction projects.
  • Experience with a main contractor or specialist MEP contractor.
  • Experience on data centres or mission-critical projects is highly desirable.
  • Strong understanding of MEP procurement and commercial awareness.
  • Excellent contractual and negotiation skills.

Responsibilities

  • Prepare monthly valuations, payment applications, and cost reports.
  • Procurement and commercial management of MEP subcontractors.
  • Negotiate and agree subcontractor variations and accounts.
  • Prepare and manage project cash flow forecasts.
  • Identify and mitigate commercial risks and opportunities.
  • Contract administration and change control procedures.
  • Report on project financial performance to senior management.
  • Collaborate with project teams, design, procurement, and engineering.
  • Mentor and develop junior commercial team members.

Senior M&E Quantity Surveyor

About the Opportunity

A leading Irish Main Contractor is seeking an experienced Senior M&E Quantity Surveyor to join the commercial team on a hyperscale data centre project in Northumberland.


This confidential development represents one of the largest technology infrastructure schemes currently under construction in the UK and offers an exceptional opportunity to work on a complex, multi-phase project featuring high-value mechanical and electrical installations.


The successful candidate will play a key role in the commercial delivery of significant MEP packages across a technically challenging and fast-paced construction environment.


The Role

Reporting to the Commercial Manager, the MEP Senior Quantity Surveyor will be responsible for the commercial management of large-scale mechanical and electrical packages from procurement through to final account.


You will work closely with project teams, subcontractors, and stakeholders to ensure commercial objectives are achieved while maintaining strong cost control and contractual compliance throughout the project lifecycle.


Key Responsibilities


  • Management of all commercial aspects of Mechanical & Electrical packages.

  • Preparation of monthly valuations, payment applications, and cost reports.

  • Procurement and commercial management of MEP subcontractors.

  • Assessment, negotiation, and agreement of subcontractor variations and accounts.

  • Preparation and management of project cash flow forecasts.

  • Identification and mitigation of commercial risks and opportunities.

  • Contract administration and management of change control procedures.

  • Agreement of interim valuations and final accounts.

  • Detailed reporting on project financial performance to senior management.

  • Close collaboration with project, design, procurement, and engineering teams.

  • Support the successful delivery of a large-scale mission-critical facility.

  • Mentor and develop junior commercial team members where required.


Requirements


  • Degree qualified in Quantity Surveying, Commercial Management, or a related discipline.

  • Minimum 7 years' Quantity Surveying experience within the construction industry.

  • Proven experience managing Mechanical & Electrical packages on major construction projects.

  • Previous experience with a main contractor or specialist MEP contractor.

  • Experience working on data centres, pharmaceutical, life sciences, semiconductor, cleanroom, industrial, or other mission-critical projects is highly desirable.

  • Strong understanding of MEP systems and services procurement.

  • Excellent contractual and commercial awareness.

  • Strong negotiation, communication, and stakeholder management skills.

  • Ability to manage multiple high-value work packages simultaneously.

  • Proficient in commercial reporting and cost management systems.
