Job summary

GCB Agency Recruitment is seeking a Lettings Negotiator / Senior Lettings Negotiator for an ambitious, successful independent estate agency in King's Lynn. The role covers full lettings process, viewings, tenancy offers, and landlord/tenant relationships.

You will work in a fast-paced environment, with a competitive salary (£20,000–£22,000 base, £32,000–£34,000 OTE) and a Monday–Friday schedule with alternate Saturdays.

Qualifications

• Previous residential lettings experience is essential.
• Experience in property management.
• Confidence in conducting rental valuations.
• Excellent communication and negotiation skills.
• Strong knowledge of current lettings legislation.
• Proactive, commercially minded with business development focus.
• Excellent organizational and customer service skills.
• Full UK driving licence and own vehicle.

Responsibilities

• Manage the full lettings process from enquiry to tenancy commencement.
• Conduct property viewings and negotiate tenancy offers.
• Register applicants and match them with suitable properties.
• Progress references, tenancy agreements, and compliance documentation.
• Build and maintain strong relationships with landlords and tenants.
• Carry out rental valuations and advise landlords on current market conditions.
• Win new lettings instructions and grow the portfolio.
• Support property management as required.
• Ensure all administration and compliance is completed accurately.
• Deliver an exceptional customer experience throughout the lettings process.
