West Northamptonshire Council seeks a Senior Estates Surveyor to manage a diverse property portfolio, overseeing property management activities like lease renewals and acquisitions. The role involves providing professional advice, mentoring junior staff, and supporting the Council's objectives for effective property strategy and management.
West Northamptonshire Council is currently seeking to appoint a Senior Estates Surveyor into its Property Strategy and Estates team. As a member of the team, the Senior Estates Surveyor will have the opportunity to work on an extremely varied and diverse property portfolio. The role will include the delivery of high-profile property management activities including lease renewals, rent reviews, title disputes, and legal complexities, as well as asset disposals and acquisitions.
This is an exciting opportunity to join the team at West Northamptonshire Council. You will support the Council's objectives of shaping a Property Strategy and Estates function that exemplifies best practice and delivers the best outcomes for residents.
In this role, you will manage a diverse case load, covering a broad property portfolio. Reporting to the Estates Manager or the Property Strategy and Major Transactions Manager, you will deliver programmes of Landlord and Tenant activities, including lease renewals, rent reviews, asset disposals, and acquisitions to meet the Council’s value obligations.
You will also oversee the management of the Council’s commercial investment portfolio, including office, retail, and industrial properties across West Northamptonshire. You will support the wider estates team to achieve service objectives, aiming to minimise outgoings and maximise revenue.
You will provide professional and technical advice to internal and external clients and stakeholders, supporting the Council’s transformation and property rationalisation agenda.
You will mentor junior team members, offering technical guidance and supporting the Council’s Graduate Estate Surveyor(s) in achieving RICS professional membership. Line management responsibilities may also be part of your role.
You will bring extensive experience to ensure the efficient and cost-effective management of operational, income-producing, and strategic sites and assets, aiming to minimise outgoings and maximise income. Your negotiation skills will facilitate property acquisitions and disposals, rights, licenses, and compensation claims, alongside legal and contract support.
Excellent project management skills are essential for managing complex projects, anticipating challenges, and working collaboratively with stakeholders.
Your communication skills will enable you to represent the team effectively in operational property matters, stakeholder engagement, and professional advice on estate management and valuation issues.
